Looking for new communities in the $500-$600k range

Hi, I looked at the willow plans online - the 1600 sq ft said mid 500's online but you mentioned it was 620k. Are all the prices listed before all the upgrades are added? Also so you remember the HOA dues and the Mello roos tax rate? Thank you for your help! Willow 1600 sq ft last year pricing...

    Irvine Condo Investment with HOA

I would really want to know some good cities to invest in considering all properties are at a very high now, i am not sure if i will opt for mutual stocks/bonds or bluff it all in the dangerous share market where i have zero experience and expertise.

    Irvine Condo Investment with HOA

Yes i think they sure do love me after i also paid the supplemental tax bill i just got. My reason of doing it is to get rid of all these crazy bills as soon as i can, delaying it is not going to change the amount, will only add to my hassles. I have also made the HOA guys richer by paying them...

    Irvine Condo Investment with HOA

Good Points, however when i was looking at detached condo's, same or bigger size in 2015, nothing was available below 650K & i did not have that much budget. So even with $3300 rent on a 650K 3bd condo, i would have lost money on MR & HOA...IR is super fancy living for the rich, with best...

    Irvine Condo Investment with HOA

Thanks Qwerty, my on paper salary <150k, but i have been advised to declare all rental income for taxation purposes as income and once that is added, i exceed 150k. Assuming i include rental income + W2 salary minus home expenses = i am in a minimum hole of 8.5k + more in 2016 due to vacancy, so...

    Irvine Condo Investment with HOA

Thanks BangBros, so considering property value (excluding land) is 225k, so you divide 225k/27.5 years = Yearly depreciation ? And that is the amount IRS gives me back or its added into the tally of expenses that i can claim as deductions? All i am trying to do is get an approximation on the...

    Irvine Condo Investment with HOA

Thanks, but isn't IRS going to chime in and pay me an extra $6000 atleast per year for the property depreciation? I read that home ownership is something that IRS likes and will offer benefits, although in no way i belive that Uncle Sam is here to feed me off.

Another future elementary school in Portola Springs?

Since I lived in LA for four years and a few months in Irvine & having bought my first property in Irvine & moved to Sf thi year, I wonder what's the future of housing in Southern versus northern California? People joke around here in the bay area about how cheap it is to live in Orange county...

Home sales weaken as Chinese investors sour on US real estate!!!

There is a middle path the Chinese government will likely follow. Allowing unrestricted expatriation of money is one extreme, and demanding repatriation of money is the other. In the middle, the Chinese Government and Central bank can slowly allow the Yuan to depreciate versus the dollar, making...

    2011 Prices vs 2016 Price on a 550K [attached]condo @Irvine?

Thanks, honestly, i got blindsided by $/sq feet number which turned out to be the lowest for me compared to others, however it got rented out, young couples are a good fit for it and i can count on Irvine staying stronger in future at-least on the rental market side (it has 50-50 ratio of...

    2011 Prices vs 2016 Price on a 550K [attached]condo @Irvine?

The layout i have includes both bedrooms on the top floor (i.e. 3rd flr in this case) and yeah irony is that tandem garage - stairs - everything is counted in the sqft - so its a questionable marketing gimmick.
