    2011 Prices vs 2016 Price on a 550K [attached]condo @Irvine?

Yes they are awful, but not really for a person with a single family income and a 1st ever property purchase See how this guy is going to make $120k profit even after deducting all the selling costs because he bought in 2011...

    Rental Market in Irvine

Sounds like a good approach, because i do have plans to move back to IR next year and if not next, 100% by 2018 and live in my own rental as primary residence - so i will use all the depreciation on property while filing my taxes and then sell my primary...or i dont know...i might be thinking...

    Irvine Condo Investment with HOA

Yes eyephone, with the only difference that this condo i bought was a dual intent purchase --> meaning i will rent it out unless i come back in a few months to So.Cal, but my next primary residence purchase will be a single family home as i cannot deal with neighbors complaining, ringing my bell...

    Irvine Condo Investment with HOA

Yes, you are correct, i wish i would have listened to my spouse on taking a bigger nose dive of 650K to get a detached condo, but even in that i think i was only getting 2 bedrooms, we are not a fan of 3 or 4 bedrooms squeezed in 1300-1600 square feet, those bedrooms end up becoming useless...

    Irvine Condo Investment with HOA

Hahhahaa...especially on the Apple Stocks when i was about to out my money on it in 2008, would have seriously earned big time had i gone in full-swing on it at that time.

    Irvine Condo Investment with HOA

You guys are correct, since i moved to SF, the refinance option does not exist for me at this time, would love to grab that 3.1 my friend managed to get for his SFR in Corona. Also, i did not consider 5 yr ARM as it was my 1st purchase here and i wanted to go traditional 30 year as fake market...

Beacon park or Eastwood as future rental

And that is the precise reason that someone in my circle will end up getting a realtor license just like ever other asian i know to save on the HUGE 6%

Beacon park or Eastwood as future rental

Having been paying $581/month in MR & HOA & loosing money on my IR Rental, i partially agree with your last statement that the rent is around $2/sf in rent, going by that i should be getting $3200/mo rent but i could only get $2750, but again detached vs attached and number of floors etc. comes...

Beacon park or Eastwood as future rental

Dear experienced members or experts here, does this also apply to condo's purchased in Portola Springs, i am already shelling out 3200$/year for MR and it will be a nightmare if it goes up by anything as mentioned above i.e. 2%increase/year etc...crap !

    Rental Market in Irvine

I did do that and the potential tenant after giving his SSN and everything backed out at the last minute and as a result, i lost a month's rent and eventually i had to move out of OC and it was impossible for me to take a flight to show off my property every weekend, the lesson learnt the hard...

    Rental Market in Irvine

Well, i am not trying to judge anyone by what they are investing in ? To each his own i guess, i am in my late 20s, so i am still trying to cope up with the MR & HOA shocks (did all my due diligence as much as i could before buying - running all the numbers & what not - 5 year records - rental...

Speaking as a landlord, I wish my 2 bed room condo in portola gets that sort of a jump haha...although being a renter as well myself, i wouldn't wish this atrocity on anyone.

Looking for new communities in the $500-$600k range

Pardon me for my lack of ignorance here regarding Avalon (i was in IR in summers, and might have walked into one), but how does a Helena 3-4 story is in 700's whereas the Willow at Portola remains at 550? Both have MR, same prop tax rate, HOA is 315 in willow.....would like to know what factors...
