Who is waiting for Orchard Hills?

Not following you.  I would put the gates in all day long if my HOA fees only goes up by $10/month.

Orchard Hills - Capella by Taylor Morrison

Capella is probably the best bang for the buck based on price per sf (dependent on lot size).

Who is waiting for Orchard Hills?

Why would you say it has little to no chance of happening?  If the value of my home increases by $100K or more because of the guard gates, I would seriously vote in favor of installing it.

Who is waiting for Orchard Hills?

If the majority of the HOA members vote for gates, then it can be done.  The Hawks Pointe development in Fullerton did exactly this.  If members of the HOA believe the values of their home will increase significantly if gates were installed there would be no reason not to do it.  Laguna altura...

Who is waiting for Orchard Hills?

I believe the non-gated side can be easily converted to being guard gated as there is no public school inside the development.  Northwood High is located/situated just like Orchard Hills School.....outside of the new home development.

Believe it or not, but most of the homes in Irvine have full driveways as well.

Orchard Hills - Strada by Irvine Pacific

It's the same reason why schools districts have enrollment boundaries.  School districts and parents want their children to attend the same elementary, then the same middle school and then the same high school.  It's important for the community/families and for the kid's to maintain and foster...

Orchard Hills - Strada by Irvine Pacific

Yes.  I am the prime example.  It is a huge turn off that within "tracts" kids will have to go to different school districts!!

Who is waiting for Orchard Hills?

If you can't take the heat you need to get out of the Kitchen (Irvine).  In about 5 to 10 years Irvine will be about 85% Asian/FCBs.

Orchard Hills - Strada by Irvine Pacific

Exactly my point.  Don't split up the development.  Gated side goes to TUSD and non-gated goes to IUSD.  Even better that way.

Orchard Hills - Strada by Irvine Pacific

I really believe the first phase has NO interest because it's all TUSD lots.  TIC/IP really should have made ALL of Strada and Terraza open to homeowners to attend either TUSD or IUSD.  Imagine how many more buyers there would be.  I for one didn't if look at this initial phase because it was...

Who is waiting for Orchard Hills?

You really have a lot of negatives working against Strada: 1. Tiny little lots (or should I say "NO" backyards) 2. Overpriced (Price per SF is the same a the much luxurious guard gated side Groves.) 3. Split school districts 4. Small loft/bonus room TIC/IP will need to lower prices or provide...
