No, not much traffic impact.  both the cemetery and the new concert venue will be near the spectrum area and will have little to no impact on traffic for Irvine.  There was very little traffic impact with the now closed Verizon Amphitheater for Irvine residents.  The traffic congestion will come...

Hope that NEVER happens in Irvine.  High density residential should all take place in Downtown LA.  Irvine should always remain as a mastered planned suburbia community.  All the apartments going up is a real bummer.......

the cemetery will be built once the land swap is approved (yes this will happen) and will be near the spectrum far away from most of residential Irvine and so will be the concert venue. 

the traffic is already a mess in Irvine and only will get worse.  I prefer not have thousands of more visitors to Irvine. 

A golf course bring in revenue and profits.  A garden does not. 

It's my understanding that the MR in GP will be for a lifetime........these will not go away/mature to zero balance in 30 years like other typical MR. 

what is MR at Stonegate?  is it all the same?

Probably due to lack of actual model homes to tour.  not many people would want to pluck down that kind of $$ without having to walk the actual models. 

The higher EW and OH goes, the better for all Irvine home prices.  "A rising tide lifts all boats".....

I think even if the non US born Chinese were to exit the market, there will be enough US born Asian demand for Irvine due to its ideal location within the OC business/employment center.  Most of new Irvine homes will trade for $500/sf.  That will be the baseline. 

Your baseboards are exactly what I am looking for.  Did you upgrade your baseboards through the builder or was that purchased post close?  Would you mind letting me what type they are?  Thanks.

That is very disappointing to hear.  To me that is not the right way to install hardwood floors.  I thought the builder would put in the baseboards after the hardwood got put in first.  So if I go with the builder I will not only pay more for the floors, but the installation will look crappy...

but which location???  I'll bet FivePoints will convince the city council to do the swap. 

I would be so pissed if the builder put qtr rounds moldings right up against my baseboards.  Are you sure all builders install hardwood floors like this?  If I'm paying for 5 inch baseboards I better get all 5 inches just how your pictures look. 

Doing the hardwood post close makes me nervous as the installer would have to tear up the tile and carpet and the base boards.  I'm afraid of potential damages that could happen to the walls and cabinets, etc. 

I wish I could afford Hidden Hills....so you recommend $100/LED lights from the builder vs going with $60/LED lights with a licensed contractor.  I would be saving $4k.  Is there a big risk/downside using contractor?
