MOST IMPORTANT POST EVER

Cramer is such a certifiable goofball. I love watching him though, just for the sheer entertainment value. Two weeks ago he was telling us to buy WAMU at $42, now WAMU is under $34 and he's having an on-air aneurism.

awgee -- I think you have it wrong. I called a friend of mine at Countrywide today and he says the rates haven't changed this week. If I am understanding the stealth news development correctly, it affects pricing offered only by mortgage brokers, i.e., you can continue to call the bank...

    MOST IMPORTANT POST EVER

I'm not a mortgage broker, but if whatever earth shattering financial event that happened yesterday results in there being less mortgage brokers, I'm all for it! I never understood the benefits of using a mortgage broker vs. going directly to the bank. A broker is just a paid salesperson.

    MOST IMPORTANT POST EVER

Please...if "rates on home loans went up a realistic 2-3% today," it would have been the front page story on the Wall Street Journal, and the top story on every news channel. Banks may be squeezing brokers, but mortgage rates for the average buyer have not changed significantly in the past week.

Or they could be betting on future rent increases. Also, paper depreciation is one of the reasons it might make more sense to park money in an investment property. You can't write off the cost of treasuries every year. Of course, the numbers have to make sense, but there's more to it than a...

Jim Cramer new video. Just walk away and Plow the Inland Empire

Jim Cramer is a lunatic whose supposed stock picking prowess has been repeatedly disproven. In fact, it has been proven that doing the opposite of what he says to do would result in higher returns. So if he says housing is going bust, I'd take that as a sign that it's on the mend.

Interesting Slate.com article on OC Housing

I don't think Lansner's blog is pro-bull or pro-bear. It's about as market neutral as you're going to get. Sure the interviewees have opinions, but Lansner doesn't do long op-ed pieces, he leaves that to the commenters. The main problem is the delay between commenting and when your comment...

Is Ashton Green in Turtle Ridge a Good buy? Price decreases!

John -- I like the community. I have friends that live there and we use the pool regularly. It's in a great location for an easy commute to the Irvine/Costa Mesa business centers, and an easy commute up Newport Coast to Crystal Cove. Prices have come down a lot (I'm not sure about selling...

What's up with builders in Portola Springs?

Is the neighborhood over by the cement factory/blimp hangers off of Jamboree and Barranca a TIC village? IMHO, that takes the cake as the worst place to live in Irvine. The neighborhood looks like military housing, Jamboree is already bumper to bumper every day, and now they're putting the...

Buying a New Home & Builder Slashes Prices Later - what to do before & after?

If the thought of prices falling over the next 6 mos. - 1 year concerns you that much, you shouldn't sign the contract in the first place. There typically are no guarantees that the builder won't reduce prices in future phases. And usually they stamp this in bold print on every pricing...

    25 Top Earning Towns

I haven't been up to Blackhawk in years, but I do like the area. If the commute to SF wasn't so bad I'd consider living up there. A friend of mine lives in Blackhawk Country Club and showed me John Madden's house and a couple of homes of the Niners -- very ostentatious. Wish I lived on a golf...

Actually, bkshpor, that's not true -- the list in that Money mag survey contains towns that are unincorporated, like Blackhawk Camino Tassajara, which is an unincorporated area near Danville. If you read the survey methodology, they derive the towns with the highest incomes from their list of...

LL -- what are the lots sizes like at Alora? If they are anything like Laing's Ravenna, which seems to have similarly sized homes, the yards are way too small for me. Pricingwise, it looks like Lyon is starting to get it, after they ate it for pricing their Floralisa and Estrella Rosa homes...

    Bear Market? Your input appreciated

I'd be curious to find out just what it costs a builder to carry unsold inventory. They must pay some tax on the land, but nowhere near the tax that the new homebuyer pays. I'm guessing they probably don't have to pay into the HOA or the Mello-Roos either. Maybe the reason you haven't seen...

An outlet mall sounds like a traffic nightmare waiting to happen, especially a "luxury outlet mall," given the number of mass affluent in the OC. Ugh. I wish they would leave the outlet malls to places like Cabazon and Barstow, not that this will be anything on the scale of those monster...
