Where would you live if you could afford a 1.5m-2m home?

I'm with No_Such_Reality: With that kind of money, I'd go for a modest, but comfortable, home and invest everything else. I'd spend the rest of my days working to help unfortunate children, assist at animal shelters, and donate money to my favorite charities...

Luxury on Main - A home for your car

Since the market is busting and plenty of used Porsches, Ferraris, and Lambos will be on sale, it's time to consider a future home for that luxury automobile you're going to pick up. I mean, what better way to spend the extra $250k that IHB saved you than to purchase a car and a condo to store...

    Karen Finerman of Fast Money

Great article! I knew it. These fund managers may start off eyeing the money but it eventually becomes a game of bragging rights and who has the biggest ego. Due to the housing crisis, our PEG decided to get involved with raising money for a new hedge fund. The goal is to raise $400M. A...

I think after a welcome like that, there was no need for the cop to give you guys a warning.

    Aliso Condo Purchase

Oh, I just remembered. My friend had purchased a 3B/3B SFR in Aliso right before the boom. He paid in the high $300k's. Assuming a normal market, it would probably be worth $450k tops (~1,400sf, a 5x5 yard, and tighly packed community). $400k for a condo in Aliso is...

    Aliso Condo Purchase

Look at it this way: Countrywide's stock was pretty much took off in 2001/2002 along with the housing market. That kind of growth is unsustainable and it has since 'popped' along with the market. If stocks (a typically good long term investment) can adjust so significantly...

What may happen to those Irivine Urban Living Condos...

optimusprime; I eat at the Souplantation right next to that project off off Jamboree and Main at least once a week. It's taken over two years to build and still doesn't look ready for move-in yet. I thought they would be condos for sale but a sign went up saying "Now Leasing". IMO...

    IHB T-shirts Now Available!

Wow, those shirts are sexy. I will definitely wear one to the open houses in 2010! I haven't had a chance to go through the t-shirt thread yet but major props to everyone that helped design it! My supervisors would flip if I wore it to work...lol

    Why I love Irvine

ES and Trooper, Thanks for the tips. I will keep the PD's number in my phone (plus a letter) and be ready to call at 10:01pm the next time this happens. I don't have a problem with parties and music but after a certain time (i.e. 10pm) I always make sure to keep it down. Unfortunately...

    Why I love Irvine

Trooper, In the case of neighbors blasting music from 11pm to 1am, does the PD keep a record of how many complaints they get even if an officer doesn't show up? One of my neighbors tend to bump up their speakers and hold parties late into Monday mornings from time to time. I may...

What is the basic monthly rate offered by 24 in Spectrum? I remember they use to charge outrageous fees upfront. Are there any deals you guys can point me to?

Gift cards from the Irvine Company

I also took the 2 surveys. The latest 'green' one was really interesting. While we're all waiting to buy the current backlog of homes, TIC has moved on to newer (and better?) homes. Not too many 'green' features got me excited but the $10 Amazon.com gift card sure did.

I've read several earlier reports posting that 2010 date. Can't find them at the moment but I will take a look when I get a chance.

    MOST IMPORTANT POST EVER

We were on a conference call with a major commercial property lender on Tuesday and they warned us of this happening (our sister company is a commercial real estate banker). They said something about a tough week coming ahead and I had no idea what they were talking about. It all makes...

Buying a New Home & Builder Slashes Prices Later - what to do before & after?

OCR, It just occurred to me that this may be one of the reasons the Portola Springs' builders aren't budging that much. Their current phases still have inventory so in order not to piss off the recent buyers, they're waiting to complete that phase before making any major price...

What I can afford in Irvine

Great idea bkshopr. I'd say keep it application/invite-only. Something like that would require more active moderators though if more and more people register for the forums.

    Any comments on preconstruction investing?

How is this different that private equity investing? You leverage money with your deposit but without the added risk? This is my industry and I'd steer clear of this site. In fact, I've seen this exact website template used before for another 'risk-free' real estate investment venture.
