Willow Bend (formerly Vista Verde) in University Park

Plans 2 in Cortona is probably the most comparable to these homes, and even those are bigger for about the same price...The more I think about new homes, it makes so much more sense just move down to south county...screw the "Live Where You Work" nonsense.

    Mendocino and Saragota in Stonegate

Plans 1 and 3 are moving because both present tremendous value...plan 2 is a bit over priced for a shade of 2500 sq ft and there are even a few quick move-ins available.  I think Maricopa is almost all sold-out too, probably about 6-8 unit +models left

Plus... you can get a 3CWG for that price. I can't tell if you're serious of just being facetious... But the point is valid I guess.  You referenced most new neighborhoods, and when you compare it like that, you're really talking 100-150K premium for not having to pay mello roos, when in...

Willow Bend (formerly Vista Verde) in University Park

mid 900k home + around 100k in upgrades and landscaping puts you at mid 1M-1.1M....for that price I feel like you could get better like a JM Peters built home in Landings I or II in Woodbridge.  Sure its a close to 30 year old house, but both tracts exhibit tremendous pride of ownership, show as...

Willow Bend (formerly Vista Verde) in University Park

how much does being the only new construction in a pretty big radius affect resale value?  I wouldn't want to look out my bedroom window and see a nearly 40 year old home (mid to late 70's).

    Mendocino and Saragota in Stonegate

If you think these houses are overpriced, wait till the Lyon homes open next year in woodbridge an university park.  mid 900's and you're surrounded by 35-40 year old homes.....The field at Lambert Ranch is definitely a good buy, but you're paying 3x in HOA as you are in stonegate, which is...

    Mendocino and Saragota in Stonegate

Well the sideways driveway is just odd.  If you pull up in your driveway, then you're front door is blocked by cars.  Its really somthing that I thought died in the late 70's...but leave it to the irvine company to bring it back.  Again I compare plan 2 to maricopa plan 1 (pretty close in sq ft)...

    Mendocino and Saragota in Stonegate

The 3' setbacks don't really seem to be that big of a deal for Mendocino because the portions that actually 3' are only between garages on the sides that don't open up to the side yard door...and similarly the 8' setback in the backyard isn't an issue b/c it comes into play only when optional...

    Maricopa flag lots/shared driveway

Exactly the same set up...two houses with the shared driveway, and the first driveway is almost directly off of the street...about 16' wide pathway.

    Maricopa flag lots/shared driveway

If I'm not mistaken Cortona and Maricopa are redundant floorplans by the same builder (slight variations ie the "tech space") , so I imagine that the shared driveway you are referring to would be similar to the one I am as well.  and yes, this has a larger lot and more space in front.  It seems...

    Maricopa flag lots/shared driveway

I feel like the in-laws would just add to the neighborly disputes...Maybe I'm just the oddball, but I kind of like the flag lot itself, especially since it bring 2 of the bedrooms off of the the street. Its just the shared driveway aspect that bothers me, but not from a neighbor dispute...

    Maricopa flag lots/shared driveway

Maricopa at Stonegate has 3 pairs of houses that have a shared driveway coming off from the street (Kingsbury, Lyndhurst, and Nassau(?) on the side closer to Spring Meadow). Realistically how much to these setups affect resale value? The price difference between these houses and normal lots...
