    Portola Springs new home sites

Have we ruled out that he might be some sort of ninjaneer/computer hacker/jedi-googler that uses his powers for nothing else other than to get into the servers of Irvine home builders to provide information for these boards?

So it looks like Las Colinas with Mendocino type yards.

    Upcoming Neighborhoods at Stonegate

per correspondence from the folks at Maricopa, they are completely sold out now...the last plan 2's have been claimed, but they are still taking interest requests as there is a possibility they may build more...wouldn't surprise me if 12/13 were reconfigured for Maricopa II (starting around...

    Portola Springs new home sites

You can never have too many Targets...keep in mind there are two Target stores separated by a total of 3 traffic lights and not much more than 1 mile on Barranca (Crossroads and District) and both manage to have plenty of business.

The Branches - New homes in Woodbridge (Alderwood) by William Lyon

very long story...about a 3+ year housing search led us to stonegate.  in short, we've been in a condo all this time in woodbridge, and wanted a detached sfr with a bed/bath downstairs.  we were ready to buy in woodbridge, even made an offer that was accepted, but the home inspection brought up...

The Branches - New homes in Woodbridge (Alderwood) by William Lyon

as a 25 year resident of Woodbridge soon to be moving to Stonegate in early 2013, I know I'm going to go through a deep withdrawal process when I have to give up my WVA card.  Going from about 30 tennis courts to 2 and the countless uncrowded adult pools perfect for swimming laps to 3 pools will...

    Lambert Ranch in Irvine

yeah, who needs an ensuite downstairs in LR when you can just buy two adjacent IP homes?

    New Homes in Cypress Village?

Imagine it like something that is not quite a 3 car tandem garage...so you can use it as a storage area, or close it off from the garage and use it as an office or music room/art studio that is separated from the main living area.  basically they just want to build the biggest house they can on...

    Lambert Ranch in Irvine

but then you'd be down the street from land that used to be a landfill...might as well just buy in LR..

    Lambert Ranch in Irvine

Here is the redfin listing for a San Marino property...http://www.redfin.com/CA/Irvine/21-Mapleton-92620/unit-44/home/40540223 of course if you went with something like that, you wouldn't get the whole new home buying experience as many of the upgrades are already selected so that they could...

    Lambert Ranch in Irvine

Cklein, sorry I didn't feel like reading all of your old posts, but is there a reason you don't like San Marino in Woodbury?  Based on the IP website they still might have a couple plan 1s and 2s available...and it would be shocking if you needed to be on a waitlist for those.  Seems to have...

    New Homes in Cypress Village?

so will these be long narrow streets or motorcourt loaders? with the shallow lot, how far forward will these be towards the street? I'd have to imagine that the door opens to the sidewalk...

Is Lambert Ranch a smart buy?

Define reasonably priced.... For instance did you upgrade your flooring? If so what was standard? Why did you upgrade to? And, approx how much did that cost (per sq ft would be fine if you know it)?

    Maricopa vs Mendocino

I think this has been discussed a lot in previous threads, but here are my takes.  Maricopa plan 2 is going to be about 100ish sq ft bigger than the biggest option over at Mendocino...but with the way the space is set up, it feels considerably larger than that.  I'm not sure if you have the...

old quail hill vs new stonegate

anyone who has knowledge of the information, what has the rate of appreciation on condos and even detached condos in Irvine been over the past 5 years? how does that compare to traditional SFRs during the same time span? I know there is a difference but would like empirical data...

long waiting list trying to buy new home

Is Cortona really almost sold out? last time I was there about a month ago they had yet to release half of the houses and overheard the sales person say that they were gonna be around for a while...

Irvine Pacific's Standard Flooring is... VINYL

you "could" say that, but everyone knows it's BS.  They only offer 5 paint options throughout all IP homes and they definitely aren't buying paint specifically for your house. The thing is they know that they can charge a ridiculous amount for something like paint because no one wants to paint...

Irvine Pacific's Standard Flooring is... VINYL

While we're on the topic of bitching about IP upgrades...can someone explain why it costs so much to paint the inside a different color? You'd imagine that paint whether it be "swiss coffee" or "golden wheat" costs about the same, right? and it's applied to the walls in the exact same...

long waiting list trying to buy new home

We were never on the waitlist at Maricopa...we really liked plan 1 and they had one available that another person just backed out (or at least that's the story we were told).  Was a little weary of the location at first, but the price was right and I'm glad to report that I've really grown to...

long waiting list trying to buy new home

As I understand it, if you walk into the sales office and the board doesn't have a sold pin on it, it is fair game...That means that the phase has been released and the people on the waiting list opted not to buy it.  Correct me if I'm wrong...
