    While the SCE substation is a concern, I'd be more worried about how close the area is to the most toxic quadrant of the El Toro plume.  I bought in close vicinity to a remediated area too after doing my own research, but it is def something you should make sure you are ok with before jumping in.

    When I walked the Petaluma models, I believe Plan 1R had the Loft option on the second floor, albeit at the cost of losing one of the bedrooms to make up for the space.  It made it into a 2 bedroom, 3 bath instead.

    Willow Heights in Diamond Bar

    I grew up in Diamond Bar and that is just about 1/2 miles from the high school.  Overall the location it's very convenient to the 57S interchange and also you can take the surface street Brea Canyon into Brea if there's traffic.  I think the price is decent considering what older homes already...
