What city would you live in other than Irvine?

I said North Tustin, but, Irvine really is my first, second and third choice.

    3-Story Homes

I wouldn't mind a 3rd floor but only if it meant that I had more than 3000sq ft to live in.  The most recent offerings that use the 3rd floor to provide ~2400 sq ft wouldn't work for me.

    3-Car Garage Homes

Thanks  irvinehomeowner - I'm hooked on your thread and your affinity for the 3-car garage - in fact - I'm almost converted and have begun researching the used products as they just feel like a better value.

Columbus Grove, Irvine - What are the chances of changing school districts?

I, for one, like these kind of topics.  Balanced posting is important to the forum as is the variety that we currently have.    For me, I'm contemplating one of the biggest moves of my life since coming to Tokyo and this in fact (school re-zoning) was a question that I'd yet to ask.  I'm glad...

Who has moved in to the 2010 Home Collection?

This doesn't completely apply since its not for the 2010 collection - but  I've had a tankless water heater in my Tokyo condo for the last 4.5 years.  It takes about 15 seconds in the summer for the hot water to reach the shower and about 30 seconds in the winter.  Its very efficient and we...

Vinyl wood plank flooring at Sonoma

My condo with the exception of the shower area (Bamboo / Tile) & Master Bedroom (Carpet) is dark oak (wine barrel Oak essentially).  The floor is beautiful but it does take some extra care as it scratches and dents easily.  That said, the condo is now 4-years old and with a little care each...

    Favorite Irvine Village

My wife is partial to the Ranch area; and I like Woodbury / Quail Hill / Valley college areas

    Favorite Irvine Village

Electric assisted (battery turning a small motor) bicycles.  I think CA has a few makers.  They are quite big in the area I live in (quite hilly).  They would even be better in Irvine as most of it is flat.

Vinyl wood plank flooring at Sonoma

I'm surprised that nice hardwood is not the standard.  >:( Considering the prices TIC are charging it should be hardwood flooring throughout the house.

    Coronado Last Phase

The Plan 2 Coronado was about $650K, so it's 100K for the model home.  This seems counter-intuitive to me.  In Japan the model home, even with furniture would sell for less than the original asking price because many (hundreds perhaps?) people have walked through it, creating scratches...

What adds more: an extra bedroom or more land in Woodbury?

I'd like a large lot with a large house like I grew up in (East Coast) - but - since that is not likely in Irvine.  I'd go with a reasonable lot with a 4/3.

Who has moved in to the 2010 Home Collection?

Congrats to those that have moved in.  I hope to join you at some point in the future.

    Santa Barbara in Woodbury

I got that email as well.  Wonder what the response will be for this model.  Hopefully demand will start to level out a bit with the expiration of all the gov't sponsored incentives.

    New homes coming to Tustin?

My wife and I really like this side of Irvine, so I've also clicked on the links to the plans, but, so far no luck.  Just a blank page.  I imagine in the next few days the plans will be available.  g

    My impressions of 2010 collection

Thank you jumpcut and irvinehomeowner.  I'm back in Tokyo.  Our visit to Irvine was from March 24th - April 1st - during the "Spring Break" for the Japan schools.  Quite the trip - but it served its purpose as the entire family was able to get a picture of what living in So Cal would be like...

    My impressions of 2010 collection

First and foremost - thanks to everyone that helped me with my many questions before my Irvine visit.  It was quite informative and served to give me some background before the visit. :D My family loves Irvine, we drove from Torrance to Temecula in search of a nice area and although we have...

Lennar plans May 22 new-home launch

Just checked out the project website - http://www.cpwliving.com/index.php Most of the current plans are too small for me - however - looks like there may be SFRs in the future. For schools - In the FAQ section: http://www.cpwliving.com/faq.php What school district serves this community...
