IHB Blog: The right to rent?

I'm still thinking about this but my first impression is that in theory it could make sense and I also see the downward pressure this could put on pricing in some markets.    I do wonder what this would do to new purchases and the resulting mortgage limits / down payment requirements.  For...

Builder Acquiring Irvine Land for Upscale Homes

Cool, competition for TIC.  It will be good to finally have competition in the new home space.

Montecito / Sonoma / Carmel Pricing

I thought there were about 30 or so in this Carmel II development

Montecito / Sonoma / Carmel Pricing

The layout does look quite nice.  We should start a virtual pool to see how long it takes TIC to sell these.    I got dibs on Christmas 2010. g

    Justifying Woodbury La Casella

Received an email from them today ; another phase will be released on September 25th.  I guess that means that sales are ok On La Casella : I think they are well done, very spacious and well thought out.  I thought long and hard about buying plan 3 but realized I'd prefer to have a 3rd bedroom...

    Where are my OREOs?

I'm in the bear camp as well.  I truly believe that this mark to fantasy accounting that the banks have at the moment is really keeping the supply in control.  However - I don't think this can continue long enough for the market to re-inflate itself nor can the squatters be allow to continue to...

    Let's talk home prices

Japanese college grads are in similiar shape.  Low salaries, very few opportunities, shrinking presense in the global economy and high taxes with perhaps even higher taxes on the way to support the elderly population.  In the urban centers (where of course all the jobs are) these new grads might...

    Santa Cruz at WE

A got this email blast as well.  I'm starting to enjoy this little trickle of incentives coming our way from our fair friends at TIC.  Hope it continues !  Maybe in 6 more months we will get free exterior landscaping....  (just to see if TIC is reading this)  ;-)

    Size or location?

For myself, its been age (had to be new), location (covers neighborhood, proximity to work/school/play), view (do I like what I see outside my window), size; in that order (large enough to be comfortable but not big) and lastly noise. For example - over my years here in Tokyo, I lived in 7-8...

    Let's talk home prices

I still think you've raised a valid concern though.  It's one that I worry about quite often (as it relates to my children (2 and 7 yo).  Corporations have a very short-term mindset that essentially place downward pressure on salaries (flight to cheaper markets).  At my firm we have Chinese...

    What has silenced the conversation?

Summer doldrums No new projects to discuss No drastic price reductions on new collection homes waiting for the other shoe to drop wants to know what's not a WTF price on existing products

    New homes type poll

I agree - I'm watching about 30 properties at the moment - just waiting for the right time (personally) and I'll spring. gaab

    Carmel II

As I'm not in a huge rush to be in Irvine (would like to be there by 2011 / July) I'm just keeping an eye on the market and will buy the best home that I can afford next year.

    Carmel II

Just taking a SWAG at the price  - but - based on other threads, it looks like plan 3 would be about 1.2 million (using $340/sq ft) + landscaping + interior = ~1.3 million ?  Does that seem about right ?  Question - are these larger lots considered large enough for an in-ground pool ?

Montecito / Sonoma / Carmel Pricing

Just curious, but, why is the plot size excluded from most of the discussion on this forum?    If you take price / plot size then a lot of the older homes turn out to be much more value for money than they newer homes.

Observations from the front lines of the Irvine housing market?

I'm not understanding the dynamics of the Irvine market.  Are people "buying the dips"  hoping for a quick gain - or - is there really THAT much interest / demand / in Irvine ?

Montecito / Sonoma / Carmel Pricing

WOW is right !  I'm sure it will sell out, but, even i'm asking myself, "I need to pay that for THAT??!?"

New Home Inventory: Demand or Price?

I agree.  I've lived in condos for more than 20 years now and when I make the move, I want to be in a stand-alone SFR with some land, maybe a little grassy area all around and a reasonable entrance-way.  Not really feeling the vibe on all these duplex-triplex offerings. Gaab

    Casero - Portola Springs

It might be a question without an answer, but, now that the days of house prices always going UP may be over, will that not reduce the number of times people move ?  I lived in the same house while growing up and we only moved once - when we relocated from the East Coast to West Coast
