    Irvine - liquification zone?

Hi all, I've read in a few posts that Irvine is considered a liquification zone, I assume this may occur as a result of a large earthquake.  In Japan those homes/structures that are in areas that have been zoned that way suffered liquefaction of varying degrees during the many earthquakes and...

Based on your experience at TI, whom do you like to dislike?

I find most people on this board to be very informative and helpful so I'm abstaining :D

    size matters!

I want about a 2500 Sq ft, 4-5 bedroom so I have Redfin set to show anything larger than 2000 sq ft.  I also have no price limit set so I can "see what's out there".

    Your dream home

I'd like to be able to jet between NY, CA, HI and Tokyo so I'd opt for a bigger home in Tokyo.  A beach front property in Kahala on Oahu and another one on Maui perhaps in Kihei.  A NY Park Avenue address, turn of the century brownstone converted co-op would be nice and sorry as long as we are...

Is it normal for an HOA to request this for a clubhouse rental????

$1,000,000 dollars in liability coverage ?  What are they expecting to happen while someone is renting out a party room /  BBQ area and why doesn't the HOA just carry this as part of their umbrella coverage ?

    Living in Woodbury East

Check the air intakes on the home, such as the central Aircon, or other vents that pull/push air into the home.  If the screens/filters for those openings have black "dust" then its a problem.

Guess I've been in Tokyo too long, the thought of being mugged underground never even crossed my mind.

I think the plane crashing into it would cause a few more problems beyond the water damage and would likely severely impact the "safety premium" that Irvine currently carries. g

    Living in Woodbury East

WBE is nice, it was quite high on the list, until we saw the street that we'd have to cross to get to school each day.  it would have meant that one of us commuted with the kids to school both ways each day (funny thing is, we may do that anyway).  Too bad, because the prices seem more...

    The Grove - Costa Mesa

I think its all about the discussion we had earlier on Irvine "the brand"  We've been thinking about re-locating from Japan to the US for awhile now, when we asked friends - we were told Torrance and Irvine (and for SD, La Jolla) were the best places for similiar lifestyles and good schools. ...

Will Prospect of Increase in Capital Gains Taxes Bring Selling Pressure?

some (not all) of these people are highly leverage as in they use the future proceeds from the stock / options allocations to purchase homes now and essentially grant these options to the lender as collateral.  When the value of these options decline, they get essentially what amounts to a...

    DIY Floorplans

Nice plan. I really like the addition of the retreat and the loft space in the new plan.  This plan could be the basis for Montecito III?

    3-Car Garage Homes

The easiest test is to look at an item that doesn't move very often, clean a portion of that object and then see how quickly it becomes black again. If it doesn't collect black dust after a few days its probably no less safe than the air that people breathe each day anyway.  Let's be honest, I'm...

    3-Car Garage Homes

That's a good point, I forgot about the tire dust that would be in the air or likely settling on everything just on the other side of the sound barrier.    IHO, did you happen to see a layer of black dust on the cars or sidewalks ? g
