Azalea: New Low Cost or Investment Homes for Cypress Village

But there are multiple agents on just these forums that will kick back a rebate, with multiple references.  I guess if you chose a bad agent then your SOL, but in the end that was your decision to go with your agent.  Even if it's less at 1/3 it's still 5k.

Where the market is - Buyer Offers

It's a sellers market, sucks to be a buyer now, until the winds change and it becomes a buyers market, you're at the mercy of the seller.  Some agents are shady, some aren't, if you're a buyer now you have to play the game to get a home.

Azalea: New Low Cost or Investment Homes for Cypress Village

Besides backing out with a help of an agent, what would you need help with?  I'm curious b/c you can't change the documentation the builder gives you.  The only reason to have an agent is if the agent does a rebate, would you rather have 50% of the broker co-op or zero?  If the co-op is $15k...

    COVID-19 Vaccine Questions

In 14 days it opens up to everyone, I say if you can get your vaccine, go for it, it helps everyone at this point.  Like IHO said, state high risk on Othena and you get an appt in 2-5 days.  If not, it'll be a longer wait especially for those who signed up in Jan and are still waiting will...

    Tesla Solar Panels Price Cut

If all is equal, go with the cheapest quote is what I would do.  Zovall used them and liked them, so that's one good reference.  I know multiple with Infinity Solar and no issues, but they are quoting higher so doesn't make sense right now.

    Tesla Solar Panels Price Cut

Based on my research a couple years ago LG and Panasonic were the best rated panels.  I got Panasonic from Infinity Solar.

    Tesla Solar Panels Price Cut

Same equipment across the board for all your quotes, if not it's hard to compare pricing per watt?  If so go with the cheapest reputable company.

Where the market is - Buyer Offers

I think USC mentioned most buyers are conservative in this area, so I wouldn't think they would go for what they max qualify for so 1-1.5mm depending on down with a 600-800k loan is would be a lot more realistic and manageable.  That's assuming they can find a 1mm home these days.    :-\

Tankless Water Heater + Water Softener Installer Recommendations

I haven't heard of anyone getting called out for having it in Irvine.  Half my street has water softeners.  Water conditioners do nothing, don't waste your money.

Where the market is - Buyer Offers

That's b/c the stretch in Irvine is a lot more than elsewhere.  Bids of 100k+ over ask isn't chump change for the majority of people.  Whereas stretching 20-30k is fine elsewhere.  Must be nice to be a seller now.

Vacation rental pent up pandemic pricing or just spring break?

It's pent up demand, people want to travel more this year, RV probably seems safer/can control where you sleep, how you keep it clean etc, vs hotels and airbnbs.  Also those who didn't make as much $ last year may want to up the prices to help cover past costs, especially if the demand is there...

Where the market is - Buyer Offers

Even if the stats say people aren't earning as much in the OC, if family/parents/overseas $ help with huge down payments, they don't need to make as much to cover the monthly payments.

Where the market is - Buyer Offers

It's family $ and overseas China FCB $ ...  I'm sure there are families where both earners are doctors, lawyers, small business owners, in finance (PMs, senior mgmt), engineers/programmers, or a combination of any of those.  I'm sure there are niche jobs that make a lot of $ too.  I'm poor...

    COVID-19 Vaccine Questions

At this point, I would just sign up and state high risk on Othena to get an earlier appt.  Once April 15th hits, going to be a lot harder to get one.  My doctor told me to go get one and Soka didn't ask me anything about my health, I was out of there in 35 min or so.

Vacation rental pent up pandemic pricing or just spring break?

Read it wrong...thought poster said 2020, but I think it still sort of stems from the pandemic.  People want to vaca since they didn't in 2020, all the pent up "I want to get out of the house/area and vaca"

Vacation rental pent up pandemic pricing or just spring break?

A lot of ppl booking air bnbs for spring break rather than hotels IMO.  Ppl listing know it's spring break and ppl want to vaca too and will up the pricing.  2019 was different, beginning of a pandemic.

House with a Pool - Recommend?

I think Covid changed that, but I still don't want a pool with toddlers in the house even though they know how to swim.  Maybe when they are older, I'd consider it, but you have to deal with the upkeep too, more expenses.  On the flip side, my brother has a pool and he loves having it, he has...

    Tesla Solar Panels Price Cut

Are you talking about chicken wire/steel wool etc. along the sides of the panels so pigeons or other pests don't nest?  I had a quote a long time ago for I think $350 or $500, but it wasn't $1500, I think that's way too high.  This was using the same installer for my solar, I never went with it...

    Where to live in Irvine?

4 very busy roads that square it off with Culver, Jeffery, Irvine Ctr Dr, and Walnut, then you have the train tracks that run through the middle of it.  For me the noise pollution from the roads or train tracks is a no go.  That and the curb appeal isn't great.  I only know one family that lives...
