discount to live in a substitue city (irvine for me)

so this coincides with the poll i created in the o.c. real estate section.  when i was looking, i was hoping to find roughly a 20% discount to irvine.  20% in my price range was about 100k... now you might think that's a lot, but it's actually not... for those of you who would send your child to...

    substitute city

Tustin fields, I knew I would forget an area... That, and voc should have been in the poll. Is there a way to append to the poll?  I forgot those areas because although they were in my redfin searches nothing ever came up in those areas (same with Tustin ranch... Not much of a discount to those...

    substitute city

I searched (with 2 agents) for over 2 years... probably looked at 60+ houses, put in over a dozen offers... trying to find a home "outside" of irvine... irvine just seemed out of my reach (detached newer < 417k) and found nothing at that time. as some of you may know i eventually bought new in...

    Laguna Altura in 2011

maybe this should go in the education thread... but my wife and i prefer public schools (for the diversity... i know some of you may say there is no diversity in irvine, but i'd argue there's a lot more in irvine than the sgv where i grew up and gg where she grew up)... the only thing we care...

Turtle Ridge 3200sf SFR for $850k

a year ago i went to a "underpriced auction home" in aliso... lots of people, i put an all cash offer for more than the listing price... they wanted more, and ended up not selling it to anyone... and put it back on the mls for what they really wanted it for... it was only ~20k (or about 5%) more...

nice house, don't care for the location (same as nous)... although i doubt it would drop to ~$450k.  how much would you this place rents for?

Who can truly afford a home in Irvine?

i read all your posts... i have learned so much from them... thank you. so 50% is extreme, what would you say is the typical dti that get approved today? has that number been "elevated since the mid 90's"?  if it has (and you don't expect it to go down) then people must adjust to this "new...

Who can truly afford a home in Irvine?

sgip... not sure how long you've been in the business but 50%+ dti sounds nuts to me... "some" people here say prices need to come back down to mid 90 pricing... but did people really get qualified with 50% dti back then?  i think the lofty dti ratio is what is keeping prices afloat, even more...

Irvine Pacific: Do they offer retro incentives after purchase

usc.. do you mind giving us a little more general detail... how much it would rent for, how much it sold for?  i would understand if you didn't... but giving us "just the numbers" will allow us to see at what price point rental parity is coming to irvine, also everyone's "rental parity" calc...

    Most common housing stock

Excluding corporate owned apartments, I was wondering what you guys thought was the most common type of housing in Irvine?  For most suburbs in Southern California, I would think it would be  1500-1999 sq. ft. detached... I was surprised to find very little resale in this range in Irvine...

Orchard Hills MIA from Irvine Company website

not saying PS is worse than SG or WB... just saying that the drive up sand canyon has a lot of dump trucks.

Orchard Hills MIA from Irvine Company website

my issue with living so close to the landfill isn't so much the landfill itself as it is with the trucks that haul the trash... and it seems like they all come up sand canyon.  i don't go on portola, north-west of sand canyon and i don't know how many trucks go that way... but maybe OH won't be...

Stonegate - San Marcos Model home pictures

i didn't get any upgrades other than what they had already chosen (first 3 phases had upgrades included)... they added stuff like ceiling fan and speaker pre-wire, added the door for the master bath... stuff i would have gotten anyway... upgrades added < 3k to the base price for me, my total...

Stonegate - San Marcos Model home pictures

thanks, as for the loan, i had to go with b of a because the penfed people didn't get back to me in time.. (the builder wanted a du approval within 45 days of "completion date") and penfed took 10 days to get back to me which put me right at 46 days... i may have continued with them, but as...
