    Northwood pointe vs parklane (walnut)

Tough choice... I personally would choose the detached... But being close to the train tracks is annoying and can limit your buyer buyer pool when you sell.  On the other hand an attached product would be a show stopper for buyers like me (lower end sfr price range, but i was only looking at...

[IHB] Does the Irvine school system add value to local houses?

here's a rhetorical, rhetorical cause i don't want to see your ignorant rants... but just to prove a point.. you live in irvine.. and no matter when you bought you paid a premium to surrounding cites... right?  (the answer is "yes... i did pay a premium over surrounding cities...")

[IHB] Does the Irvine school system add value to local houses?

the irvine premium is not solely based on schools... it's closeness to work, closeness to family, how safe the city is, etc, etc... all of which can be debated on, as to how much it's worth and will be different for each individual, but to call it "solely" based on one thing (marketing) is moronic.

House sales of San Marcos in Stonegate

i know i'm going to sound like i work for ipac, but for me i've had great experiences with ipac's service... they fixed a plumbing problem cause by what was done during the installation of the flooring by the contractors i hired... they replaced drawer doors that were dinged by i'm assuming the...

EPA's final analysis of TCE - causes cancer (well duh)

If you look at the map the plume is at the south west corner of el toro plus parts of oak creek and stretches to Woodbridge. http://bit.ly/ovz6yw I would be lying to you if I say it doesn't concern me at all cause you never know what they'll say 20 years from now but then again if I am screwed...

    Opinions on Augusta?

just wondering, are you not considering portola springs?  also, you are comparing the mello roos and hoa as a percent of the price of the home, but you are comparing vastly different homes/home prices... the san mateo homes are cheaper and 500-900 sq ft smaller than your voc homes right?  would...

does the hoa check on what actually gets done to the backyard/patio?

just a question for all those that have bought new homes and had to have their backyard plans approved by the hoa... do they come by to check out if you followed your plans?  how exact must you follow what you "said" you would do?

Observations from the front lines of the Irvine housing market?

from what i read and from what my co-worker, who just bought a home via fha... you have to pay the pmi for at least 5 years, regardless of how much down you put... if it has been more than 5 years AND you have 20% down then they will remove pmi.  (sgip please correct me if i'm wrong)

City of Irvine approves 1.750 rental units at Wild Rivers location (Los Olivos)

1750 + the village + the park and whatever they decide on for the vz amphitheater... i think you have more density in that small area.

Who can truly afford a home in Irvine?

another thing is this.. when i bought my home, my "primary residence" was somewhere else (it was in L.A. county), so just because the current residents may have a certain income the "buyer pool" may be different/higher (as is with my case).  I'm assuming that my income will be reflected in...

Who can truly afford a home in Irvine?

i shouldn't really have to defend myself... but the 42% dti i got approved with did not count my wife's income (stay at home mom for 4 years) and she's was back at work for only 5 months... plus my rental income (how can i show 6 months of deposited checks when i haven't moved out?) ... so if...

Who can truly afford a home in Irvine?

in my experience, with both a refi of an older home and new home purchase (both within the last 9 months) the dti number the lenders are approving is ~42% (some have said to me that they can approve up to 48%)... no one really talked about or cared about the "front end" dti...
