    I did this for my san mateo plan 1... including tile in bathrooms and laundry for $7200.  I also saved the carpet remnants, bound the edges and put felt underneath for $400 for the rooms upstairs.

    For my san mateo home,  for about 500 sq.ft. of pavers,  irrigation, auto/timer sprinklers, electrical prep wiring for lighting and plants it cost us $5000. i left one side (4ft wide) unpaved, just ground covering... and the hoa wants 2 ft along the back and about half the length of the other...

    Just an update, it was spacers that were improperly installed... took them a while to figure it out but it's fixed now.  (Luckily not a gas seal or  manufacturing defect.. but then again they were ready to replace the windows)

    hoa is 110 for all detached stonegate... my home owners insurance is less than $50 a month.. but you are right, i missed that too, thanks. You may not be comfortable with that loan but i think 36% is also a very conservative DTI, how many,  or what percentage of your clients gets approved based...
