    Sure. TIC is probably training their sale staff to carefully analyze "trends". Santa Cruz in WBE will have tough resale market, with so many 'hoods in competition. Though "resale value" is last thing on any buyer's mind - it IS on buyer's mind. So TIC, all the best for selling SC in WBE!

    We almost bought these due to less price per sq ft. But being attached (1-side) and true condo - when we compared monthly costs (PITIA + MelloRoos + HOA + Others) - there were resale true SFRs that were cheaper overall. Moreover the location (sandwiched between sandcanyon and 133) did not help.

    Thats about right. In buyers market, the selling price is 3-8% less than listed price on an avg. While that holds true for most resale properties, looks like new homes also are following the same percentages. Poor early birds, who bought at 100% of listed price!
