    You do pay for those upgrades though. I had to pay for 21k of upgrades. So although the base price was 15k lower than it is now, the purchase price was higher as I had to pay for some upgrades I would probably not have done.

    For a townhouse, wall-in coverage is part of HOA master insurance. You basically need to get a complimentary insurance to coverage what's inside the walls. My understanding is that you need to get your own wall-in insurance with detached condos or SFR.

    You're right, I forgot to mention that. However, homeowner insurance is cheaper for a townhouse vs detached condo. And HOA covers some things such roofs, front landscape. Those don't amount for the full difference obviously but a portion of it.

    My community had a high occupancy rate (which is likely the same everywhere else in Irvine). I saw a few postings trying to get someone to take over their lease and they were offering $500 or so. I figured I might have to go to $1000-1500 if occupancy rate gets worse.

    Yeah Plan 2. Plan 3 is slightly larger and is a corner unit but the yard is slightly larger on the 2. And we liked having only the garage as the shared wall.
