Anyone know how much iPAC has charged in the past for larger lots (lot premium)?  Just wondering if say a lot is typically sized at miniscule 4500sq feet and there's a lot that is 5800 sq feet how much extra of a premium would they add?

Isn't the final closing price public record?  Just looking at the property tax bills should give an indication on price as well as redfin.  I think well see some minor drop in price, built in upgrades (counter upgrades, baseboards, etc) and 75k to 100k in designer credits, which is really more...

I really miss the older style wide and shallow (say 80' w x 60' deep) vs. the newer narrow 50' W x 80' deep lots.  The latter seems to feel far more packed together rather than spacing the homes apart.  I know it's not as efficient of parcel layout, but IMO the wider lots has a nicer landscaped...

You also have to consider lot sizes.. Maricopa homes are on tiny tinty lots, like a detached condo but with a driveway.  San Marino lots are not huge by any means, but are larger than Maricopa which adds to the pricing.  Add in the rest of the amenities then weigh on incentives and location /...

I doubt they fat fingered it.  They would have to manually enter the 129 instead of erasing the 88 to 29.  They probably saw the San Marino price list and felt "my home is better" and raised their prices. 

Good luck with that new price, especially when there are quite a few short sales in WB. Damn those pictures... this photographer needs to layoff on the sharpen filter, learn how properly set white balance, and take it easy on the HDR.  Some photogs need to learn that photoshop does not equal...

Interesting scenario...  but in the end, I'd prefer the straight price reduction.  All I see on redfin are a bunch of WTF listing prices.  The next potential listing owner sees those WTF prices, says their house is better and adds WTF + 5%.  Of course, both ignored sold listings or comps...

The lot to FAR ratio is ridiculous.  When I saw the models, the yards were so tiny.  Im not complaining about the yard size as much, but rather the lack of privacy if you have a rear neighbor.

It also equally hides the true price per sq/ft as a gauge on comps and pricing.  Inflate sq footage by 10% makes the price sq/ft look better than it really is.  The house 23 Woodhaven down the street from Mike Dunn's Glennhaven listing, is also incorrectly sized.  She lists 3317 sq ft when it...

shouldn't be too much, one of our upstairs bathroom without a window has a vent.  The exhaust simply has a 4" metal  hose that leads to one of the roof vents.  The hose is metal-strapped/nailed  to one of of the roof joists and simply points up to roof vent.  It's not like a laundry dryer that...

My opinion on woodbridge/westpark/cg is the opposite, woodbridge maybe not an A, but higher than westpark, and CG being even lower.  Woodbridge may have older floorplans and houses, but I like the neighborhood and location far more than CG.  Just my .02
