    Laguna Altura in 2011

I don't think we have links yet, but it's supposedly just south of Laguna Altura.  On the other side of Lake Forest Drive they are currently grading the area for the new development.  I thought they were going to be bigger homes, with views, but someone mentioned they were going to be custom...

In OC Register...Realtors go after blogger who says they lie (IrvineRenter)

True, not easy to accomplish, but localized advertising, could be done effectively.  I never said it be easy, but there was opportunity.  I don't know Larry personally, but with the right business development staff, you could have had all sorts of sales to promote small businesses.  It seems...

We went through to just lookie-loo again this past monday.  Still only two homes sold, looks like one dropped out initially as one of the sold signs moved to another house.  Current phase one homes have mid-july move in dates.  That's got to hurt, 1 month away from move-in and they haven't sold...

In OC Register...Realtors go after blogger who says they lie (IrvineRenter)

+1.  IHB could have been a great business opportunity.  The key is traffic, draw more people on a daily basis with the right demographics and you can make some serious $$ in advertising and other fees.  All without having to invest in "cash-flow" rental properties in vegas.  All he had to do was...

In OC Register...Realtors go after blogger who says they lie (IrvineRenter)

IR knows he FUBAR'd how he handled his business transition from blog to bankroll, using the IHB name and site traffic meter as the catalyst to start his RE "referral based marketing group".  How Shevy was introduced, questions about why IR2 and USC were not even in included since it's merely a...

    Stonegate vs. Woodbury

I believe the alternate is Santiago Hills elementary.  You can apply to any elementary school, but not so with middle and high schools.  If in WB, you'll be assigned to Jeffrey Trail Middle school and Irvine High, while SG would be Jeffrey Trail Middle school then onto Northwood.  Does seem odd...

    Augusta at Columbus Square

When we look at Ciara at CG the MR had a stipulation of annual increases to the Mello Roos up to 2% a year based on CPI.  I asked if they were fixed and was told it would be reassessed every year based on the CPI.  Not sure if the current developments are the same, but double check the fine...

    San Marino Homes

Chitown, the sizes vary as the lot sizes are quite inconsistent right now based on how the lots are positioned.  There were some on 4800 - 7000 sq ft lots depending on location.  Toscana is especially tiny even for plan 3's as they requested and were granted OK by the city council to reduce the...

They probably don't update MLS too often since it's not their primary selling channel.

    San Marino Homes

We stopped by the last week to check out the sales progress, I believe they are in Phase 4 release.  On the price sheet there was only 1 plan 1 available, four plan 2's and like six plan 3's for sale.  Base price has dropped $18K on Plan 1's, 30K on Plan 2's and $48K on Plan 3 since the...

Wow, that kitchen 'renovation' is effin retarded.  Whoever designed it obviously had no cooking experience or knowledge of how to efficiently design a kitchen.  That island is waay out there like an island, doesn't even match the current cabinetry, hardware, countertop, or scale.  They just...

That's just the thing, I was talking about "recent".  Those donations were in 2006, I also thought he had an $8M donation somewhere in there as well... but with the cuts in the past two years and projected future cuts, now is the time to put more money where their marketing is.

I got it too.  What pisses me of, is the lack of recent generous TIC donations to IPSF.  If you're going to use IUSD to pimp your homes, you'd better be willing shell out the benjamins to support IUSD.  Mr. Bren should donate at least $5-10 million out of his philanthropy fund to support the...

    Irvine vs. Yorba Linda

Don't underestimate the value of the grandparents being close.  The last thing you want is for them to drive to you to take care of the kids.  Kids schedules these days practically require a chauffeur to haul them around.  School, daycare, doctor's appt, soccer practice, swim lessons, music...

Does anyone ever read IHB anymore?

OCAR is just angry because someone is telling the truth about them.  Come on OCAR all you need to do is visit any of the open houses during the weekend.  Some Realtors are very good and do not spin a bunch of BS about the house.  But every now and then you get a Realtor who's spinning an epic...

    TIC monopoly?

Well there are other builders building homes with TIC, Taylor Morrison (Las Ventanas, Las Colinas), Van Daele, New home Company (Carmel) in WB, so TIC isn't the only builder.  More likely no one really like TIC's strategy/pricing right now.
