    Laguna Altura in 2011

What happened to the days when builders would build 3 completely different floor plans for each of the models?  A tweaked wall here, add a bedroom here doesn't fix bad floor plans, it just multiplies the quantity of bad floor plans with more bedrooms.  Aye... iPac needs to get new architects or...

    Laguna Altura in 2011

Price Price misalignment with Toscana's lot size (1.2M for 4400 sq ft lots) San Marino lot sizes are slightly larger and price is cheaper Schools, grocery, are a bit of drive to get to No views other than your neighbors bedroom and the bunker hills No community feel / front yard aesthetic Mello...

    Irvine Pacific Design Center

In Cortona and Toscana models, iPac installed baseboards first, before tiling.  I tend not to prefer this as changing baseboards for whatever reason (flooding) will cause some damage to the grout lines.  Not only that but the grout lines and layout has to be perfect as the tiles but up against...

    Laguna Altura in 2011

Personally I have no idea why 85C bakery has such an appeal.  I honestly prefer the pastries over at Cream Pan in tustin than the ones at 85.  Salt Coffee, again, it's okay, but I'm a coffee snob to begin with and found nothing special about it.  I still shop and buy pastries at 85 but it's...

    Hardwood floors in kitchen

I installed hardwood into our kitchen over a decade ago, only now are they showing signs of needing some refinishing.  this is with 2 kids, 2 german shepherds, etc.  However doing it over again I'd probably look at tile only for the fact that we're life long dog lovers and tile (probably...

Purchasing upgrades on a new built home.

I know you had a bad experience, but I would put the pressure on them to get it fixed.  having hollow/squeaky floors is not the norm, especially if it's on the first floor slab.  Don't take no for an answer, call your tract's supervisor to pressure them to fix it.  Get quotes from 3rd party...

    Laguna Altura feng shui

I personally don't buy the "bottom of the wok" theory, if so the entire SGV & SFV are at the bottom of the wok, as is most of LA.  There are many negatives in Feng Shui.  *IF* you believe in them then it will be tough to find a home that meets all positives.  Stagnation could also be said about...

Purchasing upgrades on a new built home.

While I'm a huge DIY type person, I'd highly recommend at least hiring a landscape architect for grading and drainage.  Seems like a no brainer but make sure all hardscape slopes properly and to the appropriate drainage locations.  The rest including plants and pots you can DIY all you want.

    Garage Epoxy Recs?

Can't help you with a vendor per se, I did my own with Sherman Williams 2 part industrial epoxy with an added 'shark skin' grit for slip resistance.  You can probably get more recommendations at the 'flooring' section of garagejournal.com.

Purchasing upgrades on a new built home.

What's a standard upgrade?  sounds like a contradiction?  There's a lot you can do, take the "upgrades" listing in the model to determine what was upgraded and what is standard.  Flooring Kitchen countertops tiling/backsplash cabinetry cabinet interiors hardware appliances Bathroom...

Orchard Hills MIA from Irvine Company website

Half of OH is, anything west of culver is TUSD, inside the culver loop would be and part of IUSD.  Mid way through the Culver loop is supposed patch of avocado orchards and the second half of Culver as you go near Northwood HS is all IUSD.

    Augusta at Columbus Square

When we looked at Ciara at Columbus Grove (tustin side) there were disclosures to NOT plant any fruit or vegetable plants/trees due to soil conditions.  It was another nail in the coffin.  I don't think I kept that document, but do remember reading it because I thought wow what a coincidence...

    Northwood Pointe vs Old Northwood

There's a herd mentality in these listings.  Seems like realtors are playing the "gas station" pricing scheme.  Instead of pricing based on comps, they look around and decide what else is being listed and price from there.  Some kind of collusion going on.  Unfortunately for them, no one is...

    Northwood Pointe vs Old Northwood

We've looked at both NW, NW II, and NWP (as well as other villages).  In the end, we prefer NWP, but there's nothing of interest at the right $$$ range.  Many of the neighborhoods in NWP were built from 1996-2000 so the MR are low and are 10-15 years into their bond maturity. I just don't...

    Silicon Valley Real Estate

For Palo Alto, you can get real high like $1k sf, which makes irvine look dirt cheap.  At least peninsula pricing isn't as bad as it is in the city.  There are far more "affordable" housing on the east bay, but with 2 kids, I doubt she'll want the drive into RWC. My co-worker lives in Half moon...

University High ranks #8 on Newsweek's top public high school list

Looks like high schools had to submit data to Newsweek.  I guess some schools did not elect to do so or failed to do so by the deadline.  I looked for San Marino high, but it's not listed, but Arcadia was 133 on the list.

Expensive upgrade items for 2010 New home Collection

What type of flooring did they install for you?  Upstairs / downstairs?  Sounds to me like they didn't create a flat floor completely before flooring install.

A first home buyer need advice. - please help...

Personally, I hate high mello roos and double HOA fees if you're in a condo or attached property.  It's like money down the drain every month.  If you bought a new attached product you could easily spend $800+/month alone on HOA and property taxes and mello roos.  The pro would be everything is...
