Toward the end of Amalfi development, many homes sold into the $3M range. It was just a 8-10 month wait for buildout, which coincided with much of the recent appreciation spike. In other words, Toll missed the majority of the surge in that dev.

Unfortunately for Paris, the Groves will be adding to the lower end of the spectrum before they go more upscale. Pretty soon she'll feel at home again as it will skew more Northpark than Turtle Ridge.

Have to say the trails to make the TIC product a cut above. it takes planning to tie everything together so thoughtfully. though orchard hill doesn't have as much connectivity as the other villages.

Is Great Park integrated into the other Irvine trails? Seems like JOST completion really added the missing puzzle piece that ties so many villages together. Since Great Park wasn't park of Irvine's original master plan I wonder how it will connect with the other greenbelts and trails.
