    It's just standard industry marketing lingo.  The real difference is guard gated vs. non-guard gated (eg Oak Creek). Why would you describe something as simply "red", when you can describe it as "a bold, carbernet ruby"? :)

    It may not work as well...you'll get a flurry of bargain hunters who don't really want/need the property, and submit at-list or slightly above offers.  BUT, it might generate enough traffic to snag that one whale who really REALLY wants the property.

    This time of year, in this price range/inventory/demand, I would go with #2.  In a hot market, I would go #3, but homes in the >$1M range aren't moving too fast right now.  #1 is death.

    Agreed.  The problem with arbitration is that they can only award compensation up to the limits of the contractor's bond.  This bond is usually only $10k-$15k, and when there are multiple claims against that bond, it's impossible to get any return on your payments, even if they are warranted. ...
