Solar upgrade at Ellwood - Any takers?

My bills are pretty high...$150-200 during low season, $250-400 during summer.  kwh usage was averaging 800-1K/month, or about 10k-12k/yearly.  ROI from my system is estimated at 6.5 years.  I'm generating 25kwh/day average during the winter months, and am expecting upwards of 40kwh/day during...

Solar upgrade at Ellwood - Any takers?

LA Solar.  I vetted out Infinity, Suncrest, Sullivan, and a couple others I won't mention as they were far inferior. Also vetted out using Solaredge optimizers (in lue of micro inverters) but didn't want the huge inverter box in my garage for various reasons beyond the aesthetic. I would have...

Solar upgrade at Ellwood - Any takers?

If you want standard string inverters from the builder, then go with their solar package.  I would strongly recommend buying vs. leasing as the economics favor purchasing now, and you will get the tax credit.  Also, SCE will be ending/modifying their net metering policies soon so hopefully you...

Wife needs to Sign at Closing? (Even if title/loan on husband name)

Spouses always need to sign a subset of the closing docs even if they are not on loan.  They will be on title and their signatures will be required for county filing. I've seen this happen for several reasons, including low spousal credit scores, single family income (no spouse employment)...

Pavilion Park Homeowners: Beware of Tom Gonzales (Landscaper)

City inspector will only look at items that fall under permit.  All the other stuff doesn't fall under their jurisdiction, and is the responsibility of the homeowner to manage risk.  The CSLB is the oversight organization for keeping contractors "honest", but they also don't have a lot of direct...

Looking for Advice and a Realtor

Their initial list price was 1.42M in June, dropped to 1.385M in September, then 1.299M in Dec.  Probably a cash buy from the builder, in the $1.2M range.  Zero upgrades.  Landscaping is minimal.  Realtor was upfront about it being a flip/investment for the homeowner. If you ever need a lesson...

Looking for Advice and a Realtor

The recent listing on Allium that stayed active for 4-5 months finally went off market.  The listing agent is 100% convinced that the veteran's cemetery is what prevented the house from selling.  While that may have been true for a segment of potential buyers, she is absolutely delusional on why...

Four Ice Rinks in the Great Park?

But wait!  Legacy will get a Veteran's Sports Park...highlighted by Bocce Ball courts!!!!  Ok ok ok, I'll stop hatin'...don't hate the playa (me), hate the game (city of Tustin). :) ...weren't they supposed to break ground on Veteran's Park this past fall?  Oops.........

Four Ice Rinks in the Great Park?

Yes, all true.  But Irvine will have 4 sheets of ice, and Tustin can keep playing make believe with the Angels for a stadium.  >:D

Four Ice Rinks in the Great Park?

Anaheim Ducks made a formal announcement Monday.  Any news on the city council vote from today? This is fantastic news.  Tustin had a chance to attract this type of facility at Legacy, but their epic suck got in the way. I'm looking forward to hitting the ice in 2018.

Downpayment and loan for houses 1.5 M and up

There aren't many people taking out $1.2M loans.  For the segment of buyers looking into $1.5M homes, I would expect most to have a 30-50% down payment. Or, just roll like an FCB and bring a shiny metal suitcase with $1.5M in untraceable bills.

New $376M Irvine property tax to upgrade aging IUSD schools

LOL...no chance.  Middle + HS budget for TUSD = $80-ish million. Portola HS construction budget almost $300M. Boom.

Don't forget Greenwood has double MR with compounding 2% YOY increases. Difference is, by the time TUSD gets around to building a high school, Greenwood kids will already be attending IVC or Saddleback. (ouch) #StillBitterAtTUSD
