Yes I miss my 3CWG and my cathedral ceiling.  But they don't build them anymore and we like new homes better then old ones.  The closet space is a bit small but it is enough.  I agree with OCgasman.  If it is too big it is a waster of space.

I would upgrade from the builder only stuff that cannot be done without tearing the house apart.  Interior insulation, extra tv and network wiring, hose bib, bbq gas line, ceiling fan prewire, etc.  Or sometimes they have upgrades at a reasonable price then its okay.  Cabinets and counter tops...

Toll road is not an issue and as long as you don't get the lots right next to the school you should be okay.  At least school shuts down on weekends and holidays.

Just don't like generalizations as if non FCBs are perfect.  Not an FCB and definitely do not smoke.

They have a waiting list but for the choicest lots only.  Right now you can just walk in and there are lots available without having to wait.  You have to pre qualify though before you can sign a contract on an existing lot or get on the list for a future release. I pre qualified at Arcadia...

Sorry I read through some of your other posts since I am interested in Messina.  You don't seem like a bad person.  I still don't agree with this particular post of yours but I think I was harsh.

Oh and one more thing...Messina and La Vita for that matter is away from the avocado groves.  Bad if you consider the groves to be a view and want to be close to it.  Great if you don't care to hear the trucks or watch hoards of people during harvest.  I am pretty sure they spray stuff as well...
