Motorcourt actually won an award.  Go figure. The plan 4 is really the crown jewel here as everyone knows and it is set way back in a corner. You can barely see it from the street. Also, the long driveway of plan 4 is literally in front of the plan 2.  I would hate to own that plan 2 and watch...

Anyone know what "Merchandise Bonds" are when upgrading through builder?  For example: Total Upgrades - $50,000 Merchandise Bonds - $15,000 Balance - $35,000 I have no idea what it is but if it means potential savings then I am would like to get educated and pursue it. Thanks in advance

Did you guys have a security guard at the gate 24/7?  I agree a gate alone is not aas effective.  But if I am a robber I go for something without a gate unless I am targeting a particular home that I know. A gate makes it harder for a robber to monitor and study a neighborhood as well.

Apparently a lot of people agree with you and not me since they are selling briskly.  I think the motor court is hit or miss.  If you have good neighbors then it could fine. Just a risk along with other factors that I was not willing to take.

I like the floor plans at la vita but down stairs master is not usable for us and really can't risk the motor court.  Backing into apartments is a big minus for me. Might comprise on apartments if they had little cul de sacs instead of motor courts.

Yes very expensive.  I think we will be spending 100k before landscaping, furniture, casings, crown molding and shutters.  I think it will be 250k when all said and done.

Just got prequalified as non contingent and signed contract for plan 2.  Not telling what lot to protect the guilty. ;D Cutoff for some options was today so had to scramble to get em in.  Pretty damn excited!

I feel the same way but these builders know two things.  They know they don't make much from the homebuilding cause TiC charges a shit load for the land.  They know the human psyche that pride in ownership coupled with "roll your upgrade costs into your low rate mortgage" equals big revenue and...

On the flip side though you may get a higher price and sell faster assuming you did not upgrade with green walls and red polkadot backsplash.  Also do not discount the value of living and enjoying your upgrades until you sell or rent.  But yes if you have the means to move up to a better home...
