Jersey Mike's is overrated...I'd pick Subway purely because of cost...because I don't consider their product worth the money.

Why you shouldn't buy a home in Irvine

Let's see...the Habit.  Not bad for an alternative to in and out and cheaper than five guys.  Cucina Enoteca at the Spectrum, has some pretty good dishes.  Mexican...Taco Rosa is decent...I prefer ghetto hole in the wall mexican.  Javiers has great seafood enchiladas.  Bruxie's Proscuitto and...

do you know how many bus stops that is?  Just go down the street so you can walk that TV home.

I'll give my OC horror story.  I was trying to get from the Spectrum to Main and Jamboree to meet someone for dinner.  There were accidents on both the 405 and 5 and everyone and their mother tried to take local streets.  No matter which way I went it was jam packed.  Took me 1:15 to get across...

I actually like Panda every once in a while.  I'm not the only one because whenever I go I see a number of Asian folk in there.  I guess it's like seeing Mexicans eat Taco Bell.

http://www.yelp.com/biz/ye-dang-korean-restaurant-tustin#query:korean%20food This place is better than Tang...I actually like the food here...it's over priced but so is Irvine Korean food.

I'd say OC is as bad as LA given the time of day.  Have you tried to go up the 5 or 405 at 5:00PM?  Took me 1.5 hours once to get to Anaheim from Irvine.  Getting to Fountain Valley was a pain too.  LA during non peak ours yes would be more crowded than OC but I wouldn't say it's difficult to...

New builds - likes and dislikes?

Regular Fridges should be considered counter depth...at least on that fridge side make the cabinet deeper.  I feel jipped I paid more for less

I don't disagree that OC has good spots, just going to Tyler's argument of traveling for food spending more on gas to get there.  I sometimes feel it's well worth the travels and often times better than anything I can find in OC.  Good food is trickling into Irvine,  but I find myself going to...

    Privacy trees

I'm planning on putting in some dwarf fruit trees.  They grow to about 6ft and provide a pretty good cover. It's Stonegate HOA approved according to the landscapers.

Five Crowns doesn't serve the creamed corn and I was appalled.  So I drove all the way to Beverly hills to get Lawrys.  And it was worth every mile.  Besides that, LA has a lot of good eats you just won't find in OC.  Before the little ones, I use to go to LA to eat on the weekends.  45 minutes...

Depends on what you're looking for...Sam Woo BBQ is pretty decent middle of the road not completely catered to the white man food.  A&J has some decent Taiwanese offerings.  The new stuff popping up that are coming over from SGV and Rowland are good but getting crowded.  Tasty Noodle had some...
