    San mateo almost sold out.

I believe that's just the zip code that encompasses "San Mateo".

Damn son. Not even Yi Jianlian, but Sun Yue. At least he got a ring!

Yeah, 900+ API scores to get into prestigious schools like Harvard, or if that doesn't pan out, CSU Fullerton, UCI, or Cal Poly like 1/3 of Uni High students. Irvine is safe though. I mean one time I was walking through "unsafe" Costa Mesa to get some food at The Lab, and I thought I was going...

    Jeremy Lin vs Dwayne Wade?

    San mateo almost sold out.

Again that's why Irvine is a tough sell for middle-class families. $600,000 is a huge amount money to spend on a house IMO for people in that income bracket. You work 9-5 for the man, come home to an alley way, and spend time in your "side yard" which is bordered by your neighbors wall. Better...

If I bought One Pelican, I'd raze that eye sore and build 60 units of motor court "detached" condos and sell three plans ranging from $850,000 to $1.2 million a pop to guys like rkp.

Trumark Sells Lake Forest Development Site to KB Homes

Another 100k down and these "might" start moving.

    San mateo almost sold out.

If that TIC condo were a SFR with an actual driveway, backyard over 10 feet deep, with actual sideyards, and a sidewalk in front of your home instead of directly putting you on the street, then yes, with a more modern layout, it might be a better pick over the 70s condo for me personally. But...

    San mateo almost sold out.

Driveway, lush front yard (possibly backyard), that condo is much more desirable than the cookie cutter TIC one. The TIC condos are the definition of ugly, CondoTrap's photo really sends it home. Huge ugly motorcourt, all the homes look exactly the same, no sidewalk, or greenery in the front...

    San mateo almost sold out.

I think that aptly describes the feeling of buying a TIC product that looks like the picture above, taking it in the butt.

    San mateo almost sold out.

I mean, does anything really need to be said after this picture? That's incredible. I would feel bad paying over $200,000 for that.

How low can we go? 30 yr fixed at 3.75% with no fees...

I think Japan will be much safer. In general, Japanese treasure dignity and respect as a cultural norm. So at least they will ask you politely before they attempt to disembowel you to feed their starving cannibal family.

How low can we go? 30 yr fixed at 3.75% with no fees...

Ben is a suicidal dickhead. He'll keep printing until the banks become solvent again (in 40-50 years), or society collapses under hyper inflation, and you can't buy a loaf of bread for $500,000,000 U.S. By then some starving mob will probably have eaten Ben, starting at his feet.

Irvine inventory levels sink even lower

It's a stand off really. Can banks trickle the market with REOs to become solvent? Can buyers be patient enough to not lick up the dirty crumbs the banks occasionally throw out, or are they smarter?

Garden Hill and Sage in Portola Springs

I don't know USCTrojan. People find more value in cars because they have less horse power and cylinders right? Less gas, less maintenance, less chance for speeding tickets! I'm going to go and buy my $90,000 2012 Honda Civic right now.

[IHB] Same Floorplan, Same Village, Very Different Price

IHS is one of the few people on this board who actually understands real estate from a perspective that doesn't involve fantasies, emotion, and unicorns.

    Low inventory?

It's not simply that we're adding more debt, because if there were 20 China's, we could sell our debt all day and continue this suicidal ZIRP strategy. It's the fact that we're buying 60% of the debt we've created since 2008 just to keep this rickety ship floating on water. Can you imagine if...

    Low inventory?

QE? Stimulus? The U.S is purchasing its own debt to prop up bond prices and low yields as part of the Fed's ZIRP strategy. You simply cannot "create" liquidity out of thin air by printing paper without negative consequences. We've already tripled the U.S monetary based since 2008, and what has...

    Low inventory?

Housing mix is a big part of that 2009 low. Since sub prime was the first to go (taking WaMU and Indymac with them), you have to surmise that the homes of sub prime owners were of lesser square footage, location, and price compared to those who actually had skin in the game during the bubble.

    Low inventory?

The artificial effect on pricing is apparent, but what is also apparent is that prices are still dropping even when supply is being constrained by 40% in some areas. That's very telling on the health of housing right now. It actually hurts the market in the long term, because those who don't get...
