    Need advices from Saratoga buyers!

Yes, Saratoga seems to be overpriced if you want compare it with its starting price around 2 years ago.  However, If you look at other IP home prices (such as Laurel, Mendocino and future OH new constructions), I think current Saratoga price positioning is about right.  If you can afford to pay...

    New construction?

As bones said, i think it's Lutheran H.S Athletic Fields. Or Gateway Park if you meant a further area near Jefferey. "Gateway Park, a 71-acre public community park that is planned to include baseball and soccer fields, tennis and basketball courts, food concessions, parking and related...

Orchard Hills - Terrazza by Irvine Pacific

Yep, Saratoga is almost done. I think IP is selling last phase homes and a few unsold homes may be available. Last time when I checked Saratoga extention at Stonegate, Saratoga R2  + conservatory (2,181 + 135 = 2,316 sqft) was mid 800,000's. I always thought current Saratoga is over priced but...

Orchard Hills - Terrazza by Irvine Pacific

These are copies of Saratoga@Stonegate with improved floor plans. IP basically stretched depth of Saratoga's 2nd floor so that they can put additional lofts on 2nd floor. (1st floor is same as old Saratoga) Here is sqft and price comparison to Terraza and Saratoga. Residence 1:  1981 sqft...

How often late closing happens with IP?

Thanks SGIP. Sounds like escrow closings for condos are more complicated than SFRs?    Do you know the same complication applies to IP's detached condos?  Obviously, IP treats small lot detached homes as SFRs but technically they're (detached) condos in the legal documentation, so just curious...

How often late closing happens with IP?

Hmm...  Nothing I've heard so far.  They just said, if I use their preferred lender, I won't be charged late closing fee in the case of late closing.

How often late closing happens with IP?

Thanks for sharing. If you don't mind, can you tell me what the reason of delaying was?

How often late closing happens with IP?

Hello TI folks, I'm a first time home buyer and shopping around for a mortgage for IP's new home. I'm expecting my close of escrow in 2.5 month from now on. IP sales office staff told me that if I'm considering outside lenders, 98% of the other lenders did not close on time for them. So I may...

    Laurel at Cypress Village

Current price for Mendocino in SG starts from low $900's as well. So it's no surprise.  ;D

Pedestrian Bridge over Jeffrey Open Space Trail??

Just saw the delivered bridge at Trabuco Rd today and it looks like an old, railway style, straight bridge. It was a just frame so I can't tell what final shape looks like but frame itself was not aesthetic like Oak Creek one. Hope IP turns it into a nice well-decorated shape.

    Mirrored Wardrobe Doors

The bottom one looks nicer to me. The first one looks like the doors I used to look at rental apartment homes. Just out of curiosity, where are you going to get those bypass doors from?  I may be interested, too. :)

RoundTree, Birch Trail and SpringHouse are also condos???

I was looking at Irvine's Online Parcel Search Map and noticed that some of Great Park homes are also sharing a single lot.  Those sharing-lot homes were RoundTree, Birch Trail and SpringHouse. I thought it's a bit weird because they have reasonable lot sizes and own driveway (except Birch...

Priority list problem with Mendocino UPDATE

Unless you must buy Mendocino in this phase, what about waiting for next 2~3 phases? I believe, within next 2~3 phases, you could have same corner location/direction of 2X homes.  In the meantime, you may have more opportunities to shop alternative homes (such as Laurel in CV or OH homes).  In...

Saratoga, Condo or Single family? IC new trick?

As long as the house is built on a dedicated lot, it should be SFR.  I think zero-lot-line just means that the exterior wall of one home is the lot line of the other person's property/yard.

    Orchard Hills Homes

By looking at those pictures, are those 5 IPac homes all motor court homes?  Even 2,680 sqft Strada too?  I hope they're not.  :(

Which one is the better direction for the house with respect to the sun

In order to get reasonable light (and heat in the winter), south facing house would be your #1 choice. However, It seems there are not many direct south facing homes in Southern California but there are many south-east or south-west facing choices. If you like to get enough sunlight in the...

Saratoga, Condo or Single family? IC new trick?

So let me summarize everything many people concerend in this thread. The only technical/legal difference between true SFR and IP's single detached condo is whether a house/building has a dedicated lot (lot number) or shared lot. For example, the lot size of my Saratoga home is sitting on...

Saratoga, Condo or Single family? IC new trick?

Correct. In IP residential community, even if you own a true SFR, home owners can't tear down and rebuild because of HOA rules. And regarding path way to the front door, specifically for Saratoga, home owners exclusively own the pass way. And home owners are allowed to modify path to front door...

Saratoga, Condo or Single family? IC new trick?
