    I thought NWP == Northwood Pointe, which is zoned to excellent IUSD schools. Granted, they are older homes.

    We are interested in the Harmony Plan 3, but can't get past the $8600 Mello Roos. Compared to NWP Mello Roos of around $2000, the increased MR is like adding 100k to the price. We are also concerned about the effect of high MR on resale down the road.

    I took a peek. 12 foot setbacks. ~4500 sqft lots. That is not upscale living.

    New Irvine house with small lot size

    Lot size is incredibly important. It determines the amount of space between houses. Also land has fundamental value all by itself. We are looking to get a larger SFR, but I'm unwilling to pay more for a smaller lot.

    [IHB] Open House Review: 4051 Blackfin

    We solved this with green plastic chicken mesh and zip ties from Home Depot. It worked well. When our kids got older we took the mesh down and our stairway looked so great!  ;)
