Yes...that's where my question stems from. Irvine seems to defy all logic when it comes to real estate.

So what is everyone's opinion on the market in the next 6-12 months? Is the market going to decline with higher interest rates?  flatten out? Or keep steadily rising (Irvine specifically) with high demand, low inventory?

my point exactly! $400/year to send your kids to a top notch school district? bring it on. This is nothing compared to what I pay in child care cost a month

This is probably some of the best advice I've read on this forum. Unless you have a crystal ball, the market is going to do what the market is going to do. Too many external factors involved.
