Odors from asphalt plant in Irvine spark frustration, fear, anger

A reasonable response. On the other hand, the ferocity of someguy's response make it sound like he has something to lose.  Property values would be my guess.

Odors from asphalt plant in Irvine spark frustration, fear, anger

Im sure spending a few minutes in a parking garage or the amount of chemicals from cooking is the same as the constant exposure of exhaust from an asphalt plant near your place of dwelling.  Great analogy and a great point made.  You win.

Observations from the front lines of the Irvine housing market?

Am I the only person who caught the contradiction here?  In one sentence you claim that inventory levels will tell you where prices are going but in the very next paragraph you imply timing the real estate market is impossible.  Truth is there is no one great indicator of future prices. ...

Observations from the front lines of the Irvine housing market?

I agree with Liar.  Prices peaked in 2018 and dropped in 2019.  Since most people that visit this blog are buyers I would look at liars post a bit differently.  Rather than 2018 being a good year to sell, I would argue 2019 was a good year to buy.  Buying the same home in 2018 vs 2019 would have...

Odors from asphalt plant in Irvine spark frustration, fear, anger

Well there is certainly an odor.  I have smelled it myself.  Unfortunately if you smell odor then you are definitely exposed to toxic chemicals.  I truly feel bad for those people living there.  Im sure many are completely oblivious to this whole situation however.

Turtle Rock single level 3cwg large lot

the house nextdoor to the norwood house sold for 1.87 a few months back.  That house seems very similar in terms of features to yours.  Therefore 2.5M seems very high.  Whats the address so we can compare?

    Demolishing and Building strategy?

I would talk you out of this.  Without going into many details, I would say that if you have 2.5M to spend on a house, there are better options.

Observations from the front lines of the Irvine housing market?

No offense, but I would argue that these charts which encompasses every sale in Irvine tells more of a complete story than the dozen or two transactions of one realtor.

Sorry I dont recall pricing rebounding early 2019.  Seems like the charts also didnt see it either.  https://www.redfin.com/city/9361/CA/Irvine/housing-market https://www.zillow.com/irvine-ca/home-values/ https://www.movoto.com/irvine-ca/market-trends...

Observations from the front lines of the Irvine housing market?

agree with the first two.  I also think that the skyrocketing stock market is encouraging higher purchase prices.  People feel rich and are more apt to buy bigger and more expensive homes.  Unfortunately I do not expect the market to continue its trajectory and when the stock market tanks...

Why do you say you were wrong?  if you bought in 2019 it was actually a great time to buy.  Housing prices appear to be closely tied to interest rates.  In 2019 however we saw prices actually fall a bit along with low rates.

Observations from the front lines of the Irvine housing market?

I think when looking at price of housing, one has to look at inflation adjusted costs since prices of all assets will always rise due to money getting cheaper.  Thus if we see 3% rise in housing costs, I consider that break even.  If prices stay flat then I consider that as prices having...

Newer Irvine listings with crazy WTF asking prices from equity sellers

Well with a 40 or 50% down, you are changing the scenario right?  However how many buyers will have 700K for a down?  Is it realistic to think people making 200K a year can save 700K for a down payment???  Even with a 40% down, you are looking at 5300 a month on a 12K take home.  Thats still...

Newer Irvine listings with crazy WTF asking prices from equity sellers

if I was making 200K a year, I wouldnt dare dream about a 1.4M house.  House alone would cost a min of 6300 a month.  That in addition to the other living expenses would quickly deplete the 12K a month one would take home with a 200K salary.  Definition of "house poor" in my opinion.
