    My sister bought new construction which failed to appraise for the agreed upon price.  As it was a loan,  the builder had to drop the price about 30k in order to keep the deal going.  This was not in irvine,  but yes,  it happens. Edit:actually she just told me it was 50k.

    every developer in the groves at OH except capella gives you a larger garage than 20x20.  all residences at saviero, la vita, vicenza 1/3, amelia 1/3, and  trevi 1/2 give you significant extra storage.  messina 2/3, vicenza 2, amelia 2, and trevi 3 are actually 3 car garages. a lot of buyers...

    so this would be a primary residence then? if that is the case there are plenty of different opinions on whether a primary residence is actually an investment or not, whether in irvine or any other city.

    looks like 22 shadybend is now sold.  7 homes left + 3 models, all but one on shadybend and only one that doesn't back settlers.  model pricing is around $2.3M which seems a bit high to me.

    checked it out today.  wow talk about no yard.  it's like capella except capella didn't have a home right behind you.  will get seriously claustrophobic there.  floor plans were alright though.

    i believe the majority of OH (OH 2,3,4) is assigned to northwood HS.  just not the groves.
