feng shui definitely affects irvine real estate, however many of the principles of feng shui are rooted in basic desirability of a property.  many people, chinese or not, don't want to buy a 1.7M home at a T intersection.  there's traffic from all seventy homes running past your house every day...

My sister bought new construction which failed to appraise for the agreed upon price.  As it was a loan,  the builder had to drop the price about 30k in order to keep the deal going.  This was not in irvine,  but yes,  it happens. Edit:actually she just told me it was 50k.

looks like some big toll brothers homes in altair, 3600-6000 sq ft according to a certain blog.

every developer in the groves at OH except capella gives you a larger garage than 20x20.  all residences at saviero, la vita, vicenza 1/3, amelia 1/3, and  trevi 1/2 give you significant extra storage.  messina 2/3, vicenza 2, amelia 2, and trevi 3 are actually 3 car garages. a lot of buyers...

so this would be a primary residence then? if that is the case there are plenty of different opinions on whether a primary residence is actually an investment or not, whether in irvine or any other city.

aren't the HOAs kind of high though?  and sitting directly underneath the landfill?  it's about as close as you can get.

it's actually immediately NE of what appears to be homesites (could be a park i dunno) on towne center S, south of the 241. so no elementary school, escaped inmates from musick, and now a concrete factory?  ???

looks like 22 shadybend is now sold.  7 homes left + 3 models, all but one on shadybend and only one that doesn't back settlers.  model pricing is around $2.3M which seems a bit high to me.

checked it out today.  wow talk about no yard.  it's like capella except capella didn't have a home right behind you.  will get seriously claustrophobic there.  floor plans were alright though.

i believe the majority of OH (OH 2,3,4) is assigned to northwood HS.  just not the groves.

Every time I've been up there the parking lot has been gated off.
