the truth.  both the irvine cul de sacs where i've lived that were built in 2004 and 2017 have fire lanes and no parking at the end.

FWIW the listing says the backyard cost 160k.

for me the builder's preferred lender offered diddly squat.  i pre-qualed through my own institution and due to my relationship with them got a much better rate and closed with them instead of the builder's lender.

would love to see completed projects and costs, though people tend to be shy about that information.  have a new yard to landscape.

Pretty pricey for structural stuff compared to some builders.  Ive also heard suspect things about tolls reputation from more than one dissatisfied buyer.
