    Need help please. Seller for home lives in china was told they can't sell the home until they get a Tax ID. Wouldn't you need one to buy a home in Irvine in the first place??  seller actually has a loan through Wells Fargo for the house.do you not need a tax Id for a US loan??

    Pavillion Parkers: Once landscaping is approved- If u add a pergola or hardtop sun shade in backyard. Backyard grill etc- do you need Hoa approval??

    Now that you are approved- does Hoa hammer down on dead grass patchy landscape etc?? Are they giving fines for those not keeping landscape up or would that only be if someone complained? Appreciate the insight.

    Anyone know the answer? What if the owner decides to sell the house and you still have a year left on your lease- could you be evicted??? What if new owner doesn't want a tenant???

    How come there is a jail next to all these new beacon and portola residences and no one seems to be talking that much about it. Isnt I t an active jail with over 1000 inmates and plans to expand? Isn't it pretty close to portola high??

    You look at detached houses 2500-2800 sq foot Mello Roos about the same 5-6000 in orchard and pavillion strada and lennar or whistler homes . New home company also in 5000s at portola springs

    I think pavillion park is very nice too. Not congested. Looks different than Irvine company identical houses and neighborhoods . Isn't doing as well resale wise though which I find odd.

    Yes butThey show $120k in upgrades if you did them yourself are they overpriced? Meaning it's only really 60k upgrades?

    Title paperwork-joint tenant vs community property with right of survivorship

    Does anyone know the difference in title paperwork for choosing "joint tenant" versus "as community property with right of survivorship" which do you choose if you are a married couple- what is the difference????
