Need help please. Seller for home lives in china was told they can't sell the home until they get a Tax ID. Wouldn't you need one to buy a home in Irvine in the first place??  seller actually has a loan through Wells Fargo for the house.do you not need a tax Id for a US loan??

A little bit frightening buying at this price point . Even if they got asking price the sellers loosing money. At peak market.

Hi driving down portola today at the strip mall near the 261 with mcdonalds and Zov's near the high school they are building homes right next to the strip mall in orchard hills right off portola does anyone know which developement this will be? Great location

Pavillion Parkers: Once landscaping is approved- If u add a pergola or hardtop sun shade in backyard. Backyard grill etc- do you need Hoa approval??

Now that you are approved- does Hoa hammer down on dead grass patchy landscape etc?? Are they giving fines for those not keeping landscape up or would that only be if someone complained? Appreciate the insight.

Seems like once u get approval from Hoa for initial landscape is it no longer an issue?? Many yards now are a little messy so I guess once u pass no more fines?? How come there is a jail next to all these new beacon and portola residences and no one seems to be talking that much about it. Isnt I t an active jail with over 1000 inmates and plans to expand? Isn't it pretty close to portola high??

You look at detached houses 2500-2800 sq foot Mello Roos about the same 5-6000 in orchard and pavillion strada and lennar or whistler homes . New home company also in 5000s at portola springs

Isn't it basically same Mello Roos as orchard hills or new portola springs? New home company in portola springs Mello Roos almost identical

I think pavillion park is very nice too. Not congested. Looks different than Irvine company identical houses and neighborhoods . Isn't doing as well resale wise though which I find odd.

Yes butThey show $120k in upgrades if you did them yourself are they overpriced? Meaning it's only really 60k upgrades?

It is built with 120 k upgrades flooring etc not at a t seems price pretty good hard to believe no takers price was dropped over a month ago includes shutters and landscape
