whats your thoughts on IP homes? Since alot of them come with minimum landscape on $1M+ homes. I think it looks ok, but no wow factor, just cookie cutter.

Thats not a true built in Micro - its a counter top micro that has option to place in built in cabinet with framing. From the pics it looks like the builder used sub-par materials, then cut the price to make it look like a deal.

If market stays soft then being in first phase may not be the best. Could miss out on incentives offered later.

Went to revist Greenwood, spoke to a sales person from Crawford. They were throwing out the Cemetery news. I notice all the potential buyers in the sales office stopped to listen.  The asians there cringed then asked for more info on Greenwood.

I didn't notice the plant. Could have been distracted by the view and the price. Compared to Irvine / Newport, these prices are a bargin for full Ocean. I wish I worked remotely from home  :-\

I went. Models are beautiful. Million dollar views. Floor plans were all nice. TayMo did a great job, part of it is because they don't have TIC dictating. Def considering a possible move out of Irvine. I think future value on these will be huge. Decent amount of traffic. Didn't see many fcb but...
