Too much new home inventory out there. Stonegate still selling, Greenwood still selling, Orchard Hills still selling, and I noticed there is activity in Portola Springs as well as Eastwood. NO Bueno! Not sure if builders learned their lesson from the past recession  :-\

I went to this open house. Can't belive the condition. The paint is chipped, grout is filthy in the bathrooms, damage on baseboards, the carpet is stained. The inside of the house feels like its 5 years old with all the wear and tear. Doesn't feel like the owners really cared about the place...

I truly think the buyer pool for homes in the range of $1.3M to $1.8M are fairly small compared to the number of homes they are building in that range. And there seems to be alot of choices from Stonegate, OH, Beacon Park.

Isn't that Capella sqft close to ~3,100 sqft while the Strada Plan 3 (with conservatory) ~2,800 sqft? Thats about a 300 sqft difference and at $1.4M (fully upgraded) vs. $1.25M or $1.35 (fully upgrade) seems like a pretty good deal. That would mean a $50K difference for 300 sqft more, view and...

Who is the builder? Certain builders are more flexible than others.

Go with the builder, less hassle. And if anything goes wrong easier to complain to IP than to some vendor who will likely ignore your calls. After going thru a few remodels, and then going thru builder, it was worth every penny. Alot of the contractors don't give a crap about your house and will...

Ahh...first world problems. Where to spend my million+ dollars. Decision decisions. Guard gates, hillside views, Cul de sacs, which Italian themed neighborhood (Capella....Strada). I pick the one that rolls off the tongue better.  ;D

depends on how many kids, if just 1-2, I would think $10, if 3-4, then $12. However, if they're part of the $15 min wage movement, then find someone else.  ;D

Why do you have to validate purchase? Not being sarcastic, I'm deciding between Strada and Capella, but concern if someone needs to check on Capella after purchase.

I recommend Kinetico. Depending on which series, it can go up or down, but on average about $4K. There's cheaper ones on the market, like ones you see at homedepot or lowes. But as the saying goes, "you get what you pay for".

Nice Tuscan style home. First time I've seen a house without baseboards or crown moldings.
