When would be next housing Bottom?

I am in the camp of believing Irvine's RE prices holding up better than most other areas. A lot of homes in Irvine were bought with cash or huge down payments. Demographics play a role as well. If you are buying and holding RE in Irvine or anywhere in OC for that matter for 20+years, you will...

    Coronavirus Recession

For those of you with a job or business impacted by the virus and anticipate a full-blown recession, what actions are you taking (if you don't mind sharing) to lessen the impact and possibly take advantage of the situation? A few positive things that I can think of: - Personal hygiene -...

I hope you're right but keep in mind GE Aviation has been carrying rest of GE in the past several years and we all know what is going on in the aviation industry.

Real estate now listed as an essential industry in California

That's a lot of $ signs lol. So true with the "can't take a decent picture with iPhone" comment. Then there are agents with AOL emails, refuse to use Showingtime or send a 50+ MB attachment of scanned paperwork instead using e-sign. But sadly, reality is people choose agents based on referrals...

Looking for an lease for my client who is relocating to Irvine from Alpharetta

With all that MR and HOA, you're very generous. :)

No new sales in Great Park

You can ask for a price reduction but probably won't get it. Once you put down a deposit, the builder has the leverage as most buyers couldn't possibly fathom losing $20k+ for nothing. If you have a capable realtor, it would be better to have your realtor do the talking. If you want to back out...

Where Do You Look for Rentals?

If you have access to MLS, just post it there, it will then get cascaded to all major websites i.e. Zillow, Trulia, Realtor.com unless your broker disabled it. If you don't want to pay another realtor to show your home, you can put a small amount i.e. $100 for commission or not put a Supra box...

Irvine listings STILL going pending amid COVID-19

You can request forbearance with your bank now. It might take some time for the bank to approve your request. Besides pricing it competitively, make sure your agent takes great pictures and a "walkthrough" style video showing both outside and inside of the property. I'd upload it to YouTube and...

Impact of Coronavirus on housing market?

Depends on your situation. Are you buying your first primary residence, upgrading from your current home or buying an investment property? If buying your primary residence, do you need to move out of your current place by a certain time? No one can predict the bottom. All we can do is to make...

Impact of Coronavirus on housing market?

If COVID-19 is contained before summer, I'd expect more buyers in the summer as they delayed buying in the spring. As long as rates stay low (I think they will), prices will keep going up (steadily).

Some quick observations as a buyer in Irvine

If you don't mind a 3-story home, Great Park has some new detached condo options in that price range. I've noticed that often times it's easier to negotiate a good price on a new home with a builder vs negotiating with a private seller and his/her agent, less emotions involved I guess. For...

Great Park - Rise Park - District 5 North

Starting prices posted:https://www.greatparkneighborhoods.com/homes. Agree that it's interesting they are already releasing a new development when Cadence and Novel are still being sold. Hope they build a new shopping plaza soon to alleviate Woodbury Town Center.

Discounts on standing inventory of new construction

Another tip: ask your realtor to look up past closed prices. Not everything is on MLS but you can get the addresses and parcel #s from rental listings (since a lot of new homes in Irvine are bought as investment properties). Then use the address or APN to look up the final price...

    Elections for Stonegate HOA board

Hey sounds good. I am actually in Stonegate. I think it's OK to mention your name? I read the intro paragraphs for some of the candidates, definitely some good ideas in there e.g. security cameras, Google Fiber. There was an incumbent mentioning about elimination of birthing houses - I was...

    Home Prices 2020

IMHO, as long as interest rates stay where they are or slightly lower (could go down another .25-.5% this year), home prices will be stable or go up steadily in 2020, especially in a highly desirable area like Irvine.

    High Mello Roos outside Irvine

Irvine has some places with low or no MR. For new homes, Orchard Hills has pretty low MR. A lot of older homes built before 1990 have no MR.

Like most places around Irvine, it's about 3% of the selling price. Your realtor should be able to tell you the exact amount.

    2008 Closed - 2019 List property.

Yes, I am an agent. I am aware of the selling costs. My example was a just an overly simplified example to illustrate my point regarding leverage (using other people's money to make money). Because of the selling costs, I rarely sell. I am a buy and hold type of investor. Real estate ETFs or...

How to Get a Better Deal From a Real Estate Agent

I didn't bother reading through the whole article because it sounded like an outsider trying to give "advise" to other outsiders. As an agent, I will say this...if you don't expect the agent to show you more than a few homes and spend a lot of time with/for you, then go ahead ask for a...
