    Sonoma: Plan 3 - 2627sf 4br/2.75ba

I checked out a plan 3 with a conservatory and took some pics. As I suspected its a bit of an awkward layout.

    Montecito - 2010 Woodbury Collection

This might have been mentioned already, but I heard from a Brookfiled administrator that they will be building on the lot in Woodbury right across from the school. Sounds like it will be exactly like the Monticeto. I advised him not to put a wall around it. We will see what happens.

Montecito / Sonoma / Carmel Pricing

The sellers tend to show the upcoming homes in the display about a week or two before they are released. Once they are released the sold pins get placed within the week. In Sonoma they had some trouble selling, plan one with Monterey elevation. Also they have one 8000 sqft lot against Sand...

    Sonoma: Plan 1 - 2330sf

Interesting, because in Carmel it is an option. How about at santa cruz?

    Sonoma: Plan 1 - 2330sf

I was originally told by Sonoma that the california room/conservatory would be an option. However, for there next release this "option" has already been pre-decided. Any one have any input to this?

    2010 Irvine New Home Collection

Sonoma's prices are trickey since there is a lot of variation between similar plans, based on elevation type, cali-room or conservatory, fireplace and lot size. Since many of the remaining lots at sonoma are zero-lot lines I believe the price should be pretty stable (though they will probably...

400 buyers waiting for new homes

At sonoma, some of the premium is dependent on the elevation (still don't understand why thy use this term for the facade). For instance a Montery style (balcony) is 30K more than a tustin. They also confirmed with me yesterday that the customer will have the choice of a conservatory or cali...

    Sonoma: Plan 3 - 2627sf 4br/2.75ba

I agree completely. The space is called a ROOM but they leave it looking like a patio. For Sonoma, I would leave the california room in plan 3. A conservatory would wall off the dinning room as stated earlier. In plan 2, however, the conservatory adds a place for a dinning table and expands...

    2010 Irvine New Home Collection

Many of the lots at Sonoma are zero-lot lines - particularly those in the future phases. Not sure why they did this. How hard is it to leave 5 extra feet from the neighbor?

    California Room changes

When I talked to people at Santa Cruz and Monticeto, it seemed like the decision for a california room or a conservatory is pre-determined. They stated they had to get the plans approved by the city first. I seemed like the only way to get the plan changed would be to go back thru the city.

    2010 Irvine New Home Collection

I've been following this forum for the last few weeks. Lots of good points brought up. The apartments were one of my concerns, however it always seems quite when I'm over by sonoma. I tried to find the apartments on-line but couldn't find Arbor. Where can i find the price range for these...
