why contract ask me to give up my judicial rights???

In many fields, to keep costs down, arbitration is used to settle all disputes.  With TIC if you don't sign they will just move on to the next buyer.

Montecito / Sonoma / Carmel Pricing

I'm still in the process of upgrading but i figure the cost to make the inside look like the models in Sonoma would be close to $50-$60 grand.  Then you need to add in the landscaping and hardscape which could cost another $40 grand (so I've been told)

Montecito / Sonoma / Carmel Pricing

I agree.  As i prepare to move into my house (still 4 months away) I am realizing that with the lack of a basement a three care garage is almost essential.  I'm going to have to squeeze some storage/workspace out of the two car garage.

Some of the portola springs SFR could fill those lots, right?  Los Calinas?

Upgrading interior cabinets to Maple Melamine

I checked with the desing studio.  They informed me that the basic cabinets are still wood (not metal) so we are passing on the upgrade.  i think they should really do a better job of showing clients the basic package.

Montecito / Sonoma / Carmel Pricing

I think the premium for plan 1 including the upgrades and location would be no more than $100,000 I think they are overpriced by as much as $40,000, but not having to worry about updgrading is a huge benefit (as long as you like the upgrades in the plan) Not sure what to make of the prices for...

New Home Inventory: Demand or Price?

the tradition SFR in Irvine are going to demand a premium in the future when all they keep building are these smaller products. Did anyone else notice that in Stonegate East they got ride of the motorcourt term but all the houses are on streets with no driveways and no curbs.  Very limited...

Upgrading interior cabinets to Maple Melamine

Any one have a picture of the actual upgraded interiors.  the pic on the design website is very generic.  Also does anyone know how much it would cost to do this updrage (interior to melamine, with ply dovetail drawers and soft glide hinges) would cost after the fact.  i figure the ply dovetail...

Upgrading interior cabinets to Maple Melamine

These cabinet upgrade options are driving me crazy.  Can any one tel me the difference (value) between the standard interiors for the cabinets in Sonoma and the upgraded maple melamine with soft close hinges?  Did anyone get this upgrade?  Any pics out there of the standard cabinet interiors?

    Built-in refrigerator

Got a question from the wife.  What cabinet style and color did you go with? She wants to know b/c she is concerned that any post-escrow contractor might not be able to match the rest of the kitchen - especially if it is an usual stain finish.

    Built-in refrigerator

There might be some extra wood that is placed around the frame but the design studio rep said very bluntly that there is no change in the width.  I think anything noted on the built-ins on the models probably came from customizing the base fridge cutout after the fact to accomodate the...

    Built-in refrigerator

So I got the skinny from the design studio.  They actually don't change the width of the cabinets for the build in fridge.  What they do is get rid of the cabinets that were above the fridge and replace the remaining space with a panel.  They also have a small siding around the edge of the...

    Carmel bathroom pics

    Built-in refrigerator

Thanks for the info.  So in appears the cutout was made for anyone to install their own built in.  In Sonoma I believe the cutout changes if you don't get the built in.  The height is not high enough to slide in your own build in w/o modifications.

I know this is an old topic but wanted to see if anyone has new (any) experience with opting out of the builders built in options and adding it later.  Let's start witht the design studion at Sonoma offering A built in 42" kitchen Aid fridge for about $9000. I went to Pacific Sales today -...
