You never want to be stuck with a $800,000 regret.  Were there any consequences to backing out?

What adds more: an extra bedroom or more land in Woodbury?

So in general I believe people say that an extra bedroom is worth more than more land. In that case does the small lots lead to lots of shade in the backyard.  I would figure that even if you had a south face backyard the house behind yours would still keep you in the shade (assuming only 10 -...

What adds more: an extra bedroom or more land in Woodbury?

Any thoughts out there at how much an extra bedroom (4 over 3) and/or more land adds to the overall value of a home?

I2I is correct.  The siteplan layouts are available in the office.

Unfortunately on lot 72 they built the house so that the front faces lot 71 and the back yard is against San Canyon.  A large portion of the layout is taken up by a driveway.  Not planned very well

The homes that were perpendicular to sandcanyon in phase 1 and all the homes behind these (Phase 9 and 10) are not zero lot lines.  Also the homes a the end of the streets are not zero-lot lines

    Lots 79, 80 and 81 ARE non-zero lot lines.

    Woodbury Build-Out

Those "SFH 2550 - 2755 sf - lots near Sonoma on the Regal side" are probably going to make people think twice now before buying carmel.  it will be the same square footage, the lots also look bigger and they wont have motorcourts around them. When are these expected to be released?

Who has moved in to the 2010 Home Collection?

I agree that the motorcourt is better than an alleyway but not by much.  Had there been a sidewalk on each side of the motorcourt that would have made it a lot better. The two deep motorcourts (about half of monticeto) are descent because they let in a little light.  Maybe in the monticeto 2...

Who has moved in to the 2010 Home Collection?

IHO, I disagree with you about the monticeto homes.  The ones that are two deep are barable.  However the three deep motorcourts are quite depressing.  It's clever that the companies selling the homes always keep the models in the most optimal areas (no homes behind and currently only half of...

In phase 1 a corner 3c (Monterey) was $26K more expensive then a middle lot 3b (santa barbara).  However part of that $25k might be the balcony of monterey

The tustin and montery usually cost the most.  I think the corner lot had a $5-10K premium - I'll see if I can find an old price sheet later.

Plan 1: 905,500 Plan 2: 939,000 (but add $30K for a conservatory and possible 20K for loft) Plan 3: 997,000 these homes are on slightly smaller lots then the model.  The model is about 15' deep from the california room and these are only 9-10'.  Not sure why TIC couldn't keep these lots all the...

I fin that interesting that the re-sales in Irvine are so high.  I've looked at many homes in woodbury and most of the resales at the same price point of sonoma, don't match up.  What drives these prices?

They are in phase release 7.  There were 4 homes left in that phase and 1 left from phase 6.

I went by Sonoma the other day and they had a bunch of home left on their current release plus one left form the previous release.  It might be due to the location - corner of sand canyon and trabuco.  I seems like their next release date has been delayed a week
