    Living in Portola Springs

I personally like Portola Springs, but it doesn't measure up to Quail Hill. Portola Springs is below the tollroad.  The view of the toll road above you is different than the view of 405 below you in Quail Hill. Portola Springs is at least 10 degrees hotter than Quail Hill in the hot summer...

Montecito / Sonoma / Carmel Pricing

The problem is that the lots are much larger.  Unless TIC rezones and divides up the lots to smaller size, I don't see TIC giving away (wasted from their point of view) the big backyard space.  TIC cannot charge much premium for larger lot, they need to build square footage on it.

    Portola Spring - Los Colinas

The HOA is where the density of the Woodbury actually benefits the homeowners.  The fixed cost is divided up by the number of residents.

Nothing wrong with the airplanes, except the noise and the engine soot that lands on your house, cars, and in your lungs.  Other than that, it's harmless.

    Detached condo vs. SFR

For me one of the BIG difference between the detached condo and SRF was the Driveway. I don't want to come home after a long day of work and look for a parking spot a few houses down the street.  I want to park on my driveway.

    Woodbury Density

In the end, I think it's the number of the apartments that skews the density number.  The SFR section feels the same as any other SFR section of Irvine. As long as I don't venture into the apartment sections of the village, I guess I will not feel the density.  Except for a very hot day around...

    Woodbury Density

This morning I dropped off my son at his elementary school in Woodbridge as usual.  I paid a closer attention to why I feel crowded when I go to Woodbridge and figured it out.  The SFR neighborhood that I drive through has many houses with 1/2 deep or no driveway while some have full driveway. ...

Except when people drive too slow.  They synchronized the lights based on the speed limit.  Then you have these idiots driving 40mph on 50 or 55 mph zone and messes everyone up. Also, it doesn't happen during the morning commute.  Since most of the middle or high schools are near Culver, the...

I bet Culver and Jeffery has a lot more than that AND all the retail center traffic.  The big traffic generators are the retail center.  Look at Culver at 5 freeway.  The traffic is a lot heavier on the 1/2 mile through Wanut Village and Heritage Center vs 1/2 mile through homes on the Northwood...

15 models are now open for touring at the Irvine Village of Portola Springs

Cherlyn has to be from TIC.  Just the wording has TIC marketing written all over it.

Yes, the apartment complexes in Woodbury push the number of homes a lot.

15 models are now open for touring at the Irvine Village of Portola Springs

I am sure TIC would not officially sanction discussions on internet forums due to potential information leak or potential PR issues. It would be fun to hear from someone who still works for them, instead of someone who got canned and is upset at the entire city for it.

    landscape company recommendations

Sonoma and Carmel does not include front yard landscaping.  I think with the motor court design, they really have to include the front yard landscaping.  One bad design or one oversized tree or bush will be all it takes to really mess up the entire motor court and 4 or 6 homes on it.  I do have...

Median Age and the Quality of a Neighborhood - Meaninful Relationshps II

Sometimes the crankiest people are the older people too.  Of course, nicest people are older people also.  As to which kind ends up on your street, you will found out after you move into the street.

Are you from The Irvine Company?  If you are, it's OK to say so.  It will be fun to have a representative from TIC here.

I think that's a standard procedure for HOA communities.

    Irvine-Corona Toll Tunnel scrapped.... boo-hoo.

My coworker and direct boss live in Corona, one in very West Corona, and one in South Corona. South Corona also has traffic on 15 freeway.  Traffic from 91 to 15 and 15 to 91 sucks big time. Regardless, they both have a huge house on a hill with a GREAT view.  I might think about Corona when I...

That's like saying one house in a neighborhood has a parking problem because you went to it's open house and there was no parking around the house.

I have been going to Heritage Plaza and Walnut Village for 15 years now since I live right next to it. The TJ at Walnut village usually has pleasant people working there and I like going there.  I have not been to TJ in Woodbury so no opinions yet. The Ralphs at Heritage Plaza is HORRIBLE. ...
