I personally like Portola Springs, but it doesn't measure up to Quail Hill. Portola Springs is below the tollroad.  The view of the toll road above you is different than the view of 405 below you in Quail Hill. Portola Springs is at least 10 degrees hotter than Quail Hill in the hot summer...

The problem is that the lots are much larger.  Unless TIC rezones and divides up the lots to smaller size, I don't see TIC giving away (wasted from their point of view) the big backyard space.  TIC cannot charge much premium for larger lot, they need to build square footage on it.

The HOA is where the density of the Woodbury actually benefits the homeowners.  The fixed cost is divided up by the number of residents.

For me one of the BIG difference between the detached condo and SRF was the Driveway. I don't want to come home after a long day of work and look for a parking spot a few houses down the street.  I want to park on my driveway.
