Mello roos is a price you pay to live in a New or newer home in Irvine. If you choose to live in an older home, there's no mello roos.

Also, if your California tax liability is less than $3333, then you lose out on the rest of the credit.

Only problem with stove in Island is the ventilation system.  You have to have a downdraft (which doesn't work very well) or a hood sticking down in the middle of the kitchen, which I don't like the look of.
