Yes, compared to Sonoma, Las Colinas was more.  But Las Colinas was about same price as Carmel plan 2 and 3.  Las Colinas plan 3 with 3100 sq ft was $1.08M with $40K free upgrade making the final price $970K.

I got an overnight package today from the Sonoma builder.  It was the property tax bill for Dec 10th and April 10th.  Apparently stack of property tax bills went to the Irvine Company by mistake and it just made it's way to my house.

I am surprised that Las Colinas is offering $20K in upgrades.  Back in April, they were offering $40K for last few houses and with the Woodbury finishing up, I thought they would sell better.  I am not sure why Carmel and Carmel II are selling so much better than Las Colinas.

Frying tastes great and if done right, is not greasy.  It also takes a lot less time, about hour to hour and half. I don't think you should season the turkey.  It will just burn.

Turkey bag is great for keeping turkey moist. The downside is that you don't get the nice brown crispy skin, it will be soggy.  Also, the presentation will suffer because the skin will stick to the bag when you take the turkey out.

Yes, I got outbid on several houses that were worth buying.  The short sales never went anywhere. When I had a chance to buy 2010 NHC for less than resale, I went for it.
