    Laguna Altura trees are growing!

I don't see how Tustin Marine Base would not have toxic waste under it while El Toro does.  Either they both do or both don't.  I would think that they both do.

    fire danger/risk for portola

I think that Portola Springs (at least part of it) got evacuated as a precaution.  The fire never reached. I also heard that the Fire Insurance is much higher and harder to get in Portola Springs.

95% of one ethnic group within a street, tract, or village in Irvine. Any impact

I think it is more economy than ethnicity.  If I think about the Hispanics and African Americans living in Irvine, I do not envision them as criminals.  They are just like whites and asians.  They live in Irvine for safety and good education among other reasons.  If I think about some Asian...

The California room entrance/sliding door is off to the dining room.  The opposite side of the TV wall would be windows to California room.

95% of one ethnic group within a street, tract, or village in Irvine. Any impact

You can also look at it the other way. Will having high concentration of Asians and Asian restaurants, markets, services, etc command a higher price from Asian buyers?  Something to think about.  Maybe someone has some stats on Monterey Park or Cerritos and the adjacent cities?

    portola springs

Eventually they will have to build another one with Great Park coming into the picture. I think they will also need another high school when that happens.

    99 Shadywood Revisited

Actually, that's not Arden.  Those are attached homes.  According to the Redfin, the tract is called "Carlyle at Lanes End". Here's one http://www.redfin.com/CA/Irvine/38-Garden-Gate-Ln-92620/home/4791559

Secret Upcoming Homes by Irvine Company

I doubt they will me zeor lot lines.  These lots are 5000+ sq ft, so they should have a good size yard also.  Of course, TIC will make you pay dearly for it.  It looks like the Plan 2 has the TV wall, just like Carmel plan 2 had it.

The San Marino plan 1 looks a lot like Sonoma plan3, except Sonoma has the loft.

least attractive feature of a detached condo?

The problem with detached condos is the lack of parking.  I don't want to pay $700K+ for a house and look for parking on the street when I come home from work.  It's very nice to know that the driveway will always be there for me to park when I come home.  It's a similar feeling of having a wife...

I think he was completely stopped while eating.  If he were driving even 1 mph, he would have gotten out of District before finishing the 2x2.

    Countertops

It cost me a little under $6K to upgrade 2 shower walls, secondary bathtub walls, master bathtub surrounds, all bathroom countertops and laundry countertop.  I bought Sonoma plan 3 so that may give you idea of how much surface area is involved.  The master bath shower and tub surround has a lot...

If you do go with granite that needs to be sealed, try this stuff.  It really works.  http://www.amazon.com/StoneTech-BPSS12-32-BulletProof-Sealer-1-Quart/dp/B00065W8G8/ref=sr_1_1?s=hi&ie=UTF8&qid=1295901106&sr=1-1 As for the "cultured marble" for the shower walls, look into...

I have been to that In-n-Out location exactly once.  Once was all it took to realize that it's faster to drive to other In-n-Out than go through the ridiculous maze called District.

First time home buyers - Lessons learnt

Here's an important thing I learned as first time seller.  Do not just go with the what the realtor recommends for the listing price.  Many will try to lowball you so they can have a quick sale.  My house had a lot of upgrades that I knew would bring the house price up.  I listed my house for...

First time home buyers - Lessons learnt

I transferred both internet and phone from my old house to the new house without a hitch.  They did it on the day we wanted and COX technician was at the new house for a couple of hours making sure everything was up before he left.  They even gave me a huge new customer discount for 6 months for...

First time home buyers - Lessons learnt

The Sonoma builder (Tripointe Homes) just asked the buyer to switch it over from Builder to the buyer's name in "timely" manner.  They also pointed out that nothing will be shut off on the day of the close of escrow or even after a week.  It was more of an honor system.  I called the utility...
