    Plan B

The part just south of shopping center is Greentree. Greentree has HOA and it is kept up faily good. The part just south of the Heritage Park is Willow.  The "Willow" sign is very easy to miss.  Inside some streets are OK and some streets are terrible.

    Plan B

. The problem with Willow is that some homeowners mow their lawn once every 3 months and some owners never have to because they let their lawn turn brown and die due to lack of watering. You also have cars on blocks and aluminum foil on windows as window covering. Many houses are in dire need...

Tell me about Carlsbad, Calfornia - Irvine vs. Carlsbad

I used to go down to Carlsbad often because one of my company's major subcontractor is in Carlsbad. A great place if love golf. It's called a golf capital because it has many of the top manufacturer headquarters.  Also many great golf courses near by. The weather is much better than Irvine.  In...

Trying to buy in Irvine is NO Fun

Usually, the employees of the builder, sub contractor, and the lender have the first dibs on the house.  The first person who signs up will still be behind the employee even if the employee decide to buy later. This is common practice and they will have a disclaimer on the buying process.

Montecito / Sonoma / Carmel Pricing

I used a company called Orange Trucking.  It just happened that someone moved to my "old neighborhood right before I was about to move out.  I saw a moving truck with Orange Trucking on the side and started talking to a lady who was moving into the house.  She happened to be a real estate agent...

Montecito / Sonoma / Carmel Pricing

I have been very happy with it.  The build quality is very good.  It seems like they used quality parts.  When I tried to find a matching towel rack, I found out it costs $200.  All the fixtures are high end Kohler product and costs bucks!  Actually they have the same fixtures showcased very...

    San Marino Pricing and Models

When I walked into the Plan 1, I thought I was walking into Sonoma plan3.  When I walked upstairs, it was not as good as Sonoma Plan 3.  Sonoma plan 3 has a really nice loft, and the San Marino plan 1 feels "stuffy" upstairs.  No loft, no tech space.  It felt a little more spacious downstairs...

    Current thoughts in 2011...

The problem is that IHO is not the only one with the same thoughts.  I think that majority of people who buy in Irvine would not think that Irvine is "Special".  Irvine has right mix of things for enough people that it commands premium. Now, Newport Harbor with ocean view would be "special"...

Best beef for hot pot/shabu shabu at home

The way I see it, Zion is not too bad.  H Mart is over priced and too small to be a good supermarket.  If I were to go out of Irvine for Korean supermarket, I go to AR Market in Garden Grove.  They are known for their marinated meat and pre made side dishes and the price is lower than any of the...

    PS - toll road

The toll road are fairly high.  It would take a huge wall to block the view. I do agree that the view of toll roads really takes away from the neighborhood.  They are ugly.  The hills would have been a nice view if the toll roads were lower than the neighborhood.

Are those pre cooked kalbi?  That would not be good.

    Questions on New Home's upgrades

Some lenders, including BofA, will not let you close with bare floors. In those cases, ask the builder to put as much carpet as possible so it's easy to get rid of. Any tile work will require extra cost to rip it out.

Best beef for hot pot/shabu shabu at home

Is that marinated kalbi or raw meat?  I don't remember seeing it at Costco. Sams Club had the raw kalbi meat and that was actually good.

Also, if you like your pork belly thick like they serve you at Korean restaurants, Han's will cut it thick right in front of you.

Check out Han's Market in Heritage Plaza at corner of Culver and Walnut.  It is a hole in the wall market, but it's know for high quality meat.  The price will be higher than Zion or H-Mart, but quality will be better. The store is next to the TaeKwonDo and old Ace Hardware.

    Castillian at Blackstone

I remember looking at new houses in Brea a few years ago.  You can actually smell the petroleum as you drive by many new tracts.  The disclosure also clearly states that the houses sit on an old oil fields. There are also many operational oil wells dotted around the town. Here's a map of ACTIVE...

    Detached Condo vs SFR

Sonoma is SFR and the HOA fee is $105.  There's no second HOA fee like condos do. TIC sales people are trying to justify the premium for the lot size.  In many cases, sales people (home, electronics, or auto) are usually not the brightest, most informed, or honest people.  This just...

    Resale homes vs new construction

I wanted to buy resale (2000 or newer), but ended up buying new last year. The resales were WAY over priced when it was nicely upgraded or needed bathroom renovations at minimum. I got sick of being outbid and ended up buying new for less than resale.  After all the upgrades that I wanted to...
