Las Ventanas by Taylor Morrison at Portola Springs

Talked to the sales ppl at LV. Supposedly 5 out of 6 homes in Phase 4 have been sold already! It looks like they are picking up steam as they move away from the dreaded 133 fwy!

    Deducting Melloroos

I should have been more clear. Either  CPA or someone who is qualified (i.e. IRS) to make that determination and stand by it. . . I'll refrain from answering oakcreek's question.... :-X

    Handyman to Hang TV

It's really an easy DIY effort. Did you try Googling tutorials, vids? Maybe an hour max if you are bad at math, but even so, a leveler, and a good stud finder is all you need. Hung my 50" Plasma in my bedroom with my girlfriend. *knock on wood* it's still there =)

    Deducting Melloroos

So, i'm not sure if I missed it, but are any portion of Mello Roos (legally) tax deductible?? If yes, what is your source for this information? Has anyone confirmed with a legit CPA?

Las Ventanas by Taylor Morrison at Portola Springs

I went in today, a couple of ppl were talking about putting "holds" on some lots. As they inch away from the 133, interest will increase exponentially. I got a feeling of timing and which lots are going in which phases. I will be waiting, but probably will join the party by pre-qual'ing and...

    Amber at Blackstone

*bump* Did anyone read the FAQ's they hand out at the sales office. I was rummaging through my papers that I got from them. Plan 2's are selling like hotcakes. They are reserved for plan 2's for up to like 3 phases ahead, so naturally, they jacked up the price. On the FAQ's, blackstone is built...

Las Ventanas by Taylor Morrison at Portola Springs

Smart move! I had a similar experience. The saleswoman wanted me to offer list price of home (which they almost never negotiate), plus the lot premium. Unlike yours, I stood my ground and submitted my "low" offer, which when I did my comps and research, was not that low. I see it as they are...

    Laguna Altura in 2011

Makes sense. For me, my job is in Brea and we'll be moving to Pomona in 2 years..our HQ which i visit 1-2x week is in Rosemead and I frequently travel the San Bernardino area so Yorba Linda makes it convenient to get to all of those locations and I get to stay in the OC and have great schools...

    Laguna Altura in 2011

Thanks!  I was a long time lurker on TI, but a first-time poster. =) I suppose I'm looking for a new home and Aliso's new homes are well..bad to say the least. Glenwood...i can't believe they are asking the prices they are. I know Shea is a decent homebuilder, but come now, they do realize we...

    Laguna Altura in 2011

You hit the nail on the head! I live in Aliso Viejo now (looking in Irvine right now)..and travel that 133 everyday to the 5. Talk about the upcoming carmegeddon. When they were doing construction, the 133 would get backed up 1-2 miles from where that lake forest intersection is. Adds up to...

    Laguna Altura in 2011

I guess my biggest gripe with LA is the fact that they are so close to the 133 (which is increasingly becoming a busier hwy) AND the future Lake Forest Drive. I would expect SLIGHTLY higher prices than PS since it is gated, but that should be reflected in the HOA and not so much in the price of...

    Irvine vs. Yorba Linda

Hi Jupitor, Last I heard the View lots were asking $75-$90k EACH  ::). They are really trying to get rid of their crappy plan, the Riveria. You can pretty much steal those...I haven't been up there in a while. Anyone else know how that development is doing?

    Pacific Shores Huntington Beach

If I remember these homes correctly, the "bungalows" are the ones I visited, but the way their marketing material is presented, they neglect to show you the huge factory a few miles away that is in your ocean view....Correct me if I'm wrong, but I think this was the HB development. The actual...

    Loft style homes in OC

You can check out Vivere in Anaheim. It's SUPER high ceiling lofts. Highest is a 2bd 2ba + den and loft at about 2000sqft and $595k! You can hear Katella and freeway from anywhere in the bldg. Don't be fooled as they have fountains and waterfalls to mask the noise. The complex is very nice and...
