Las Ventanas by Taylor Morrison at Portola Springs

Hey jyeh. Got your PM. I'm on a business trip, so I won't be able to respond with the info until I get back on Thursday. In the meantime, please be careful about veggie sinks in the island. As a HOA board member, we've had a HUGE # of slab leaks. It's a HUGE headache/inconvenience, not to...

Las Ventanas by Taylor Morrison at Portola Springs

My thoughts exactly. Laura said she was approved to release it for sale. I think sales may be sluggish, so they could be jumping to later phases to sell the "more popular" lots and get some sales... I'm sure USC will get more intel...

[OCReg] "Lots" of options in Irvine under $200k...

took me 1.2 seconds to read that article. As soon as I saw the author's picture and that she was a broker, I closed the window... ::)

Las Ventanas by Taylor Morrison at Portola Springs

They released a new phase this weekend. I was offered either lot 82 or 84.. I don't remember. She said I was "high" on their interest list for these lots. I have yet to call Laura back. But more of a FYI

    Realtor for new home purchasing?

In my recent experience, I'm glad I had a realtor register with me. Sure, there isn't much to do, so negotiate the commission up front. Find out from the builder (online or over the phone) what their broker coop is and find an agent that is willing to split at least 50% or more. Well worth it...

    Overkill on Home Inspections?

I'm no expert, but sounds smart to me. If you don't mind paying for all those inspections, I would. God forbid there is a huge issue with the foundation on the hill that needs to be shored up. That could be thousands, easy, plus a Civil Engineer to design the drawings, etc....Could be bad...

    Amber at Blackstone

Why don't you look at Tierra over in Yorba Linda. YL has a better school system (in my opinion) and you don't have to be on active oil wells. http://www.shapellhomes.com/communities/index.cfm?community_id=338 High 400's. No Mello Roos (the HOA's were minimal, < $200/mo for sure), it has a...

For plan 2's there are a lot of demand, so not much price flex. For the other plans, if you like them, I'm sure they will work with you on prices or incentives. Bryan at their sales office is really helpful. Which plan(s) do you like?

    Opinions on Augusta?

If i had 3 kids and I was 15 years older, I would pay that 2.1% to go to the better irvine schools. But as it turns out, i'm (relatively) young, no kids, and have a gf, so 2.1% makes no sense anywhere.

does the hoa check on what actually gets done to the backyard/patio?

Most CC&R's require you to obtain approval. I wouldn't try to slide something as big as a pool by them. That's a big deal. They can assess fines. I'm on the Board for my HOA and we've had people try to put in hardwood floors on a second level above another residence, which is not allowed...

    Opinions on Augusta?

That's the exact reason why I crossed Augusta off my list....and it's not even for Irvine.

    Home Insulation

Hey TI peoples... I'm reviewing all my options for my new home in Yorba Linda and wanted to get some feedback on some insulation upgrades. Currently, I get r-30 ceiling insulation, which is pretty good. For about $800, I can upgrade the ceiling insulation to r-38. I figure during the heat of...

How are sales? What phase are they on? The 6 million dollar question is have they increased (if yes, by how much?) their pricing?

Not in the past month or so, but they're plan 2 is selling well and I thin it's because of the model plan which uses the space so well, but you kind of have to think to see if it's practical. Plan 3 is nice with a big downstairs. I'm not a fan of the shared driveway. I'd be screwed if 2 or 3 of...

    Online Graduate Level Programs

Thanks bones! Saw this program. What deters me from Duke's progra is the $150k+ price tag. That's NOT including the airfare to all of those very exotic places. =) I want to stay in top 50 schools at a bare minimum. Other schools that offer this distance learning are Carnegie Mellon, UNC...
