In the summer it gets a bit hotter then the south side of Irvine. My office is in foothill ranch. I think its a fairly nice neighborhood, but a bit out of the way for me, as I spend a lot of time in south Irvine/Newport and love quick acesss to the 405.

But if builder's didn't buy the land yet, doesn't that give them more room to lower prices (vs. places like Portola Springs, where if they lower prices too much, the builders will sell for a loss?)
