Great Park District 4 road/lot map on Redfin/Google map + upcoming retail spaces

I just realized from Rizdak's file on the parks plan.. there's no clubhouse for District 4's Private Park? The heck. Is that entire neighborhood suppose to use Beacon Park's and Parasol Park's clubhouse then? Seems quite inconvenient. (Or worst go across street to use Pavilion Park's, which is...

Irvine will look at alternatives to golf course at Great Park ? including garden

wasn't the original grand design that they spent a ridiculous amount of money on something along that line? it would be great if they get rid of the golf course (i'm bias) and do something more interesting and more accessible to a wide range of demographic.

Did you get a gift from builder/sales office after moving to new home?

yup its optional now for a lot of homes. i think they come standard in the FRONT area (front door/porch/garage) but not entire home. for certain designs (like those modern contemporary square boxes in beacon park/parasol park its standard though)

    Altair vs GP-

we were thinking about up-sizing from Pavilion Park to Altair (or District 4) but for the size we want.. we're looking at MR of at least 11-13k. plus lets say they are priced around 1.3-1.5 mil. so that's 24-28k in property tax per year. yay.

Did you get a gift from builder/sales office after moving to new home?

yup diff shades of orange. before they had male/female choices. now just one unisex. still going plenty. honestly we didn't get jack squat but a thank you card or an apology card (when there was a delay). probably because we ended up negotiating sizable incentives, and a sizable rebate when...

KB Homes Standard Solar Power Package

so now I'm curious because I can never make good head or tails on how net metering actually work as SCE's pages on these are filled with jargon. But I pulled up my Feb statement which is my relevant period ending date (the 12 months period for net energy metering customers) and for a family of...

KB Homes Standard Solar Power Package

interestingly enough wife has a client buying that same exact model/plan 3. i believe it comes standard with 6 or 8 panels standard. at that $250/$350 per month usage, it seems like it may be a good idea to upgrade for additional panels - especially since there's tax credit involved. ask your...

Newer Irvine listings with crazy WTF asking prices from equity sellers

photographer for this listing seems to choose weird height or whatever the proper term is (focal length?) everything seems shorter than it should be. unless these aren't 10 ft ceilings?

$4M house and realtor can't put up some Hi Res pics?

Probably that, but surprise they haven't fixed it and its been 2 days. Well its not like a 4 mil property goes fast anyways. CRMLS is a real joke though. I remember reading about how their system "updated" and now allows for "high-res" picture at 1024 x 680. Wow look at that. It goes through...

    Hidden Canyon in Irvine

was there recently as wife helped setup a friends party over at the clubhouse/community pool. they still look like that. tract homes that are too closed together - made much more apparently since these are large sqft homes on relatively small lots (for their seize) and most elevations fill the...

    Play yard at Parasol Park

That's what IHS meant. IHS drove by TIC properties and their pocket parks and didn't see activities etc. In the thread where YF semi trolled with that long tangent on 5P and their vision and what not.. I had to ask him was he a resident at all (he's not, he bought in EW) and if he had attended...

Orange County Great Park: Sports park, water park, ice rink, golf course

they still have a chance to make it into some unique/great with the "cultural terrace" portion which is still a large section of the park. but yeah, for now its just one big sports park. yay.

I think there's some irony in this too if you're looking from a diff perspective. Most of the people on the board, if they live in Irvine presumably have a ~100k income household. which place into the top 20th percentile in the US. typical professional with dual income = 200k+ household, which...
